Hi Rattus13, Sorry it took so long for me to get back to you, Llewellyn Park is a very nice upscale area in West Orange, your issue is with the school West Orange has 1 high school and people who are not happy with the school usually would enroll their children in private school. Maybe you can also look into the school systems in these neighboring towns like Montclair, South Orange, Livingstown, Roseland, Cedar Grove, Glenridge, Millburn and Short Hills. Most of these towns have great commute to NY (TRAIN).

Alot of the answers you received are correct but I also deal with alot of short sales and what I know is before the house is listed the agent should do a market analysis so the house is priced correctly then when an offer is received and the BPO is done they should be coming in at about the same price since the person doing the BPO is also using the same tool as the agent that listed the property. I've had situations where the bank came back and said the offer was too low but they have always told me what the bank's bottom line was.Short sales in most cases takes 5 months if the bank does not get everything the 1st time. Try to get everything into them together and contact them once a week for an update they should not have to keep asking for anything that delays the process most of mine takes approximately 3 months. The realtor should ask the bank for their bottom line.
