Local Knowelege: Erinna has demonstrate very good local knowlege. One of the issue that I had concern was various pricing around good school disctricts. She went through details on the school differencenes in Sunnyvale (Fremont vs. Homestead,) Cupertino, Milpitas, and Santa Clara, and Campton. She described the differences between the scores of each schools and which area has the best school given our budget. She also talked about trends of school recently such as how Campton is now improving in scores because of various families that has moved into the area recently. With this, she has helped us to gain an insight as to which area should we be focusing on.

Process Expertise: Before we started to look for a home, Erinna has gone through each of the contracts that will needed to be signed for us to purchase a home. She also explains various property tax differences between cities within the Santa Clara and what to expect when we purchased. When the actual purchaing occurs, I feel like I already know what I am heading into and feel confident that I know all the little legal issues involved.

Responsiveness: Erinna is always availlable with either phone call or email. I practicaully like the fact I could be able to do everything remotely and send my signature over to her electronically. Then she will take a look at it and let me know if I miss anythign within 30 minutes to 1 hour period. What I really appreciate is that she can be available usually afterwork. I can send an receive responses on my questions typically after 8pm at night. That is a kinda of dedication that really help to put our minds at ease.

Negotiation Skills: Allen Way was our first bid. This is currently a very competitive market. In this place, there were around 15 bids on the place. In order to win, she help us pick the price point of the house. Then she crafted the contracts such that it becomes more attractive and less risky to the seller. The strategy worked and seller picked us in the end. Considering the current market condition, I appreciated her skill in this area to help us win.…More Less
