Buying should not be a problem at all. However, when you sell if you don't have a tax ID no/social security number you will be subject to a 10% FIRPTA with holding. That's 10% fo the sale price. So, obtain a tax ID/social security number and you'll be fine.

You can look on websites however, that info isn't reliable. For the most accurate market data in your neighborhood you should contact a local real estate agent. They can run a CMA for no charge.

Your question is unclear. If you're trying to buy a property by obtaining an FHA loan the normal process can take 30 to 45 days. There are many variables that can prolong the process. If you feel your friend will work harder for you, then by all means work with your friend.

There are many, many variables. If you're paying cash and your not buying a short sale it can close in a week. If you're getting a mortgage and the seller is not in a short sale it can take 30 to 45 days depending upon the lender. If you're buying a short sale you're in for a long ride.

zillow vs. realtor comp which is true

Realtors are your best source. They have access to more info than Zillow has. Additionally, Realtors take into consideration factors that Zillow does not such as views, condition of property, home compared to neighborhood and many more factors. Zillow is a good ballpark estimate and they don't claim to be totally accurate. Zillow does not replace the value of a good Realtor.

What should I beware of in short sale.

There are many, many things to be aware of in a short sale. If you're thinking of buying a short sale expect it to be a very, very long process. There will be many ups and downs. Additionally, IF you make it to closing don't be suprised if the bank requires the seller to sign a note to repay part of the short payoff. That's usually a deal killer. Always have a plan "B".
