yes, sometimes they do. It can be a tough process. You will need to contact the agents who represent the sellers and specifically ask them if their client would consider that as an option. In years past it was likely for them to have already ruled out that option for various reasons. They would rent and wait out the market if possible since the values were often lower than they wanted them to be. We were often encouraging our sellers to wait and hope for market rebalancing. Minneapolis has definitely seen a decline in the listing inventory. the 7 county metro area of Mpls and St. Paul pending sales for the past three months vs. the same 3 mo period 2011 3-mo. Total Pending Sales 2012 = 13,387 3-mo. Total Pending 2011 = 11,220 Which is a increase of + 19.3%
Even if you arent really wanting to sell your porperty right now; the best thing you can do I email a local real estate expert who can send you nearby sales and you can asses it yourself. Better yet, have them out to your home and assess it for you.
