What repairs should a seller fix VS passing onto the buyer?

If I have the Buyer! I always ask for all to be fixed that have come back on the report. Of course most are minor and can be done within a 3 hour span. I work with Seller primarily and always ask them when the homes is placed on the market if they know of any imperfections to fix them asap... So, the inspection report will come back great...

Why are the specs on this property inaccurate?

Answer

A lot of the agents that have Home syndicated to Zillow do not follow up with there syndication sites. It is frustrating and the Zestimate is very inaccurate in  my area.

We are worth more than a 6% split. But, that is what the ole timers have set in place. With that being said! They are negotiable and you get what you pay for.....
