FFSI, though based in NC can help with a loan in any state. Friends of ours recommended them and we were able to secure a rate a half a percent lower than the major borrowers. We actually applied for two loans with them. After the first house fell through and we moved on to the second house, they kept many of our documents, were able to give a approval, and we even worked with the same officers. It made the process much faster, especially because others were trying to bid on the property.

Sending them documents was super easy, they had a website for document submission which I found a little cluncky, so instead I just sent all of my documents to my loan officer via email which worked very well.

Also remember that FFSi sells the loans but does not service them. As soon as you close it will be sold to another company.

I highly recommend FFSI, Drew Rowlett was able to deliver exactly what I was initially quoted, low interest rate "no other lender could match" my good faith estimate was actually lower at closing !! Let me start by saying: First Financial Services (FFS) Mortgage is my only consideration if I ever have to re-finance. My Loan Officer (Damian Johnson) and Loan Processor (Tina Locascio) were simply outstanding! They both made a complex process easy and relatively pain-free. (Expect a lot of paperwork & back/forth communications with any lender. It’s just how things are after housing crisis.)

Type of Loan: 30-year FHA mortgage Duration: Application to Closing paperwork was 28 days, mostly because I had all paperwork scanned and prepared to send.

I started with a list of 14(!) lenders. My criteria:

1) Honesty/Trustworthiness/Non-sleazy salesmen <24 business hours response

2) A decent APR (%) or low lender fees

Quick review of lenders (and why they didn’t win): 5 Regional/Local Lenders:

- Integrity Bank: Loan Officer didn’t listen to what I wanted. Rate was poor.

- Members 1st Credit Union: They lost my application! I even signed up to be a member.

- Susquehanna Bank: One of higher APRs, higher Origination fees, a BBB rating of “F” for banking svcs

- Unifirst Mortgage: My 3rd pick. Ultra responsive, but higher APR/fees than FFS and RoundPoint

- Vanguard Funding: Did not pass the “sleazy” test. Unnecessary paperwork. Manager was rude, didn’t want my business.

8 National (online) Lenders:

- Bank of Kansas City: APR among lowest, some emails/calls delayed or never returned

- First Internet Bank: Great loan officer, rapid response, origination fees higher than avg

- Mortgage Lenders of America: Higher APR, avg response, less than avg ratings

- New America Financial: Real Estate Agent recommended against

- PenFed: Submitted pre-application. Waited for response. Contacted them, they said they couldn’t find anything I submitted (though I had an email confirmation)

- QuickenLoans: 1st one to respond. APR was much higher than the rest, even after “lender credit”. Very helpful salesman, but became more aggressive when I didn’t choose them.

- RoundPoint: My 2nd choice. Honest, trustworthy, non-sleazy saleswoman. Rapid/accurate response, great APR. The best competitor to FFSi, lost only because of lender credit.

- Wells Fargo: Submitted pre-qual (email confirmation), but was never contacted

Here is how FFSi exceeded in Honesty/Trustworthiness/Responsiveness: Damian (Loan Officer) talked me through every single one of my worries. He told me how the entire process works, and why a “national” (online) lender is the better choice. He responded within minutes of most emails, even on the weekend. He left me re-assured with my responses to my ‘new homeowner’ types of questions, never letting on that it was a bother or chore to him. He even left me his cell phone # (“Call any time of day for anything”) if I had an urgent questions. I respectfully tried not to disturb him, but appreciated the gesture! His time & energy put into his responsiveness was really what sold me.

Tina (Loan Processor) was just as awesome. Sometimes I’d send her emails and I’d have a response within literal seconds, and I wondered how it was humanly possible! On her slowest day, she took a mere 47 minutes to reply! I’m left speechless on how fast, dependable, and trustworthy these folks are. They deserve a great deal of praise. (Even my Buyer’s Agent, who never heard of FFS said she was really impressed with them.) Here’s how First Financial Services exceeded in Low APR / low Lender Fees: FFS gave me a 3.75% rate (while others gave 3.75-5% rate). The only other one to match was RoundPoint. FFS had no outrageous fees, and also included a lender credit of $2000+!

Summary: How is it even possible that the company that is tied for the best customer experience also matches the best rate among 14, and offers the *best* lender credit of them all?

How to make your loan processing go fast: They accept Fax or uploaded PDF copies of your documents. I scanned all my pre-requisites (ID, 2mo Bank statements, W2s, 2yrs Tax returns, 30 days of Paystubs, 2yrs W-2s) into PDFs. They have double (more) paperwork for you to fill out and return. Expect it, and return it promptly. Here’s a brief outline of the steps we went through (your state may vary):

1) Applied online at FFS for Pre-Qualification letter (to give to seller with your offer)

2) Locked in my Interest rate, pay for the appraisal (StreetLinks is the 3rd party company who does it)

3) Tons of paperwork :)

4) After final processing, paperwork sent to closing company (Title company in PA)

5) Closing date confirmed: Signed papers at realtor’s office with closing company, sellers and agents

Just keep up with the paperwork in a timely matter and you’ll be doing everything in your power to make it close quickly. With FFSi (truly) on your side, you will
