I guess after all your years in the business you sound pretty jaded. I thought the intent of zillow was to try to match the buyers with information relevant to their situation. If we all go around assuming none of the information provided in their loan requests is accurate then we aren't providing much of a service at all are we? We are just using zillow as a way to get leads without providing any releveant and measurable value to the borrowers looking to get accurate quotes. I hope I never get the point where I assume all borrowers are either liars or idiots and that I can presume to know more about their situation than they do.
yes. and also quoting based on the fact that you are forcing them into a DPA program and not divulging any of that info makes your quote misleading when it's compared to the other lenders that are trying to quote based on the data they are presented with. I seriously doubt that zillow wants all of their lenders making quotes assuming they are going to "find" more income for a borrower later. If we aren't making quotes based on the data provided by the borrower then what's the point? We are all just going to be making random asumptions and you won't get an "apples to apples" comparison for the borrower... which is EXACTLY what zillow is intending this place to be.
grrr. Keep in mind Randy I didn't call you out individually. I posted a loan request that listed all of the people posting on the request that was going to have to be a stated income loan based on the data provided at 100% LTV. I didn't intend to be making individual observations about anyone but you asked me to go back and look closer... so I did :)
My understanding was that ACORN was a first time homebuyer alternative program that was a bit more flexible with their guidelines similar to FHA. I"m sure they also have a counseling offering as well to help people in foreclosure type situations too. I think it's pretty much FHA just based out of a not for profit instead of a government program.
