the only required fee to disclose are the ones you control in my opinion. Look at the competition here. They are not even disclosing origination or broker fee's. I think as a minimum we should have to disclose what we will charge the client in originatino and broker fee's. I disclose the appraisal fee and the broker/origination fee only and I'm already usually higher than my competition. They are quoting sub par pricing with no upfront fee's. But hey they have plenty of glowing reviews to make them seem legitimate... This site is not currently for honest up front brokers. it's for lead generation purposes only. I told this to the zillow employee that followed up with me on my survey too. As a lender you can't get all upset about the state of things. It's not in your control. Per zillow employee's i've spoken with coming here and bitching does nothing. Just keep flagging everythign you run accross and eventually you may see a difference.

I don't think the badges have or should have anything to do with post count. It has to do with the quality of your contributions to zillow mortgage marketplace. Both by review of the feedback you provide to zillow, to their clients, and here on the boards. Alot of you post a MASSIVE amount but it's really quite trivial and adds absolutely no value to zillow or to the community of lenders.

I don't understand how you guys find time in your day to try to police this site. Right now the bad eggs are having their fun.. they will destroy themselves once zilllow figures out how to create a stop gate for them. I think personally the best thing to do is have some type of required rating on every lender that contact a borrower through zillow. Right now people are free to only direct their "happy" customers to leave them a quote. If everyone left quotes you would get to see people's true colors with not being able to meet the rates they are quoting and adding fee's that weren't disclosed upfront. Seriously though, I try not to visit these forums because it is so crazy in my opinion that people are trying to run around playing zillow batman with their vigilante justice. My suggestion is to focus on your business and let zillow do their job. Flag what you see and things will work you :)
