Eik, thank you for making that point.I wasn't lisenced when the boom was on, I was an assistant. I am a Realtor now and there are alot of us out there that work day in and day out to help others, without payment.
I don't understand this forum of nay sayers.The "market" depends on where you are.One blanket statement cannot cover all of the states. This being said, Real Estate will always rebound. We cannot build any more land.
Ok back to the begining,The seller of the home pays the commissions. The priced is based on comparibles in that area.The agent doesn't figure out the fair market value and then add % commission onto the price of the home.The buyer is paying market value of the home regardless of what the seller still owes on the home, closing costs and pays in commissions.

I finally decided to go ahead and get my lisence a little while back. I work alot of hours with not much time to myself. I have a lot of money that goes out for fees and dues and marketing. This is not an easy career by no means.The more honest you are, it seems, the more you get stepped on.I watch my area very closely(vacation homes) and I know that this area is picking up.
Our brokerage also will pay a referral fee. We work mainly with people looking for homes in the Disney area. Most are vacation homes that people rent out weekly but some are primary homes too. "Flipping" property will never go away.People are still buying bank owned or repossessed homes in this area.It is just the style of the "flipping" has changed.At this time, you just can't fix a home up and expect to sell it right away.Hold on to it for a little while and gain some equity when the housing market rebounds.
Things are picking up in the Disney area. I have noticed when a not over priced bank owned home comes on the market it isn't lasting more than a few days.
