In 2001 started out in real estate with my best friend as an investor in Maricopa County, better known for the major city that lies within it's boarder: Phoenix, AZ. In the "glory days we would buy a house on Tuesday, fix it by Friday, sell it on Sunday. With my "knowledge" I moved to Florida in 2004, and became a licensed Realtor(R). For two years I helped dozens of families in Fort Myers, Cape Coral, and Lehigh Acres buy and sell homes. As i began to see the world start to change in 2005 I went back to my roots and expertise in Foreclosures and Short Sales. I began to build my book of business 100% from Short Sales. Currently over 90% of my business is listing and selling short sales. I help buyers find great properties, at reduced prices via short sales and foreclosures. Most of the buyers i work with are cash paying clients, and those that need financing i have a direct relationship with a lender to help them through that process. All in all I would say my strength in the Real Estate Business is knowledge. I became a student again, and feel that any true expert is the best student. This mentality allows me to properly prepare CMA's, BPO's, and communicate good information to sellers, lenders, and buyers alike on a piece of property. This information allows for 99% success on Short Sales, it allowed for almost 50 properties to be sold in 2009 via short sale and almost 40 in 2010.
My biggest plight now, is to get 100% deficiency judgement waiver for all my short sales. This is not a focus of many agents and it leads to many homeowners down the wrong path.
