We started with a phone call to do a short sale with Margaret Allen. She brought her husband and explained how they are a team so getting them will never be a problem. Next thing we know, we are signing listing contracts with Mike Allen only as the selling agent. Bait and Switch, anyone? I explained that my wife and daughter are disabled and we need to focus on them when there is a need to show the house. We were assured that there would not be a problem. Well the house was under appraised by her and we ended up getting a lot of activity on the house and 3 offers in 3 days. We agreed on a buyer and started the process. When a second higher offer came in, we were not explained the options, we were only given a sob story of how we already agreed to an offer (even though we had not signed anything yet) and she needed to "save face with the other realtor". Needless to say, the other realtor is a close friend of hers and that was the true situation, and we did not know that we had the option of going with the higher offer until AFTER I agreed to sign the original contract! When it came time to do the paperwork she said she would help with the data needed for short sale. That never happened. When it came time for the buyer to do a home inspection she was to call us when it was done so that my wife could get back into the house. That never happened and when my wife did return home, it was to a table filled with half full bottles of juice and food garbage. When it came time for the appraiser to review the property they did not want to be available to assist, instead they where going to give a stranger the code to enter the house with no one home. ( how many other people did they do this with ). So there was no respect for my property or privacy. On the day of the closing we had to walk the buyers through the property because we didn't think they would show up. When we spoke of doing the walk-through with the buyer, they did not even know the buyers name. If you are looking for some one to list your listing with MLS and put up a sign in the yard and collect a ridiculous amount of money for doing nothing, then this is the team for you. Now you might say they sold it in 3 days thats great, well when its priced for a quick sale and considerably under the value anyone can sell it in 3 days. Go with anyone but don't use this team They only had 3 listings and could not keep track of anything.
Our team is proud of our excellent service to this family. In Illinois only one designated agent from the team, can sign the listing contract - discussed at our 1st meeting (not "bait 'n switch"). Saddened to see his frustration, we believe that our client is upset with the result of his short sale. These are tough times with declining property values resulting in loss of perceived equity and sales with no proceeds for the seller. We responded to their need to sell as quickly as possible due to health and employment issues. We worked hard to market this home with a 40 photo virtual tour, printed brochures and extensive web presence. Our client verbally accepted a cash offer within the first 10 days and we closed at higher than asking price. Our clients understood that a higher sale price would not result in any proceeds to them since it was a short sale. A solid offer leading to a quick and smooth closing was a higher priority.
