Bought a Single Family home in 2011 in Celina, TX.Summary:
Fred Helms is an excellent Real Estate agent. We moved to Texas from Alabama and needed a place quickly so our son could start school. He not only took the challenge, he exceeded our expectations and got us into our dream house. He is a wonderful negotiator and certainly knows his business. He handled a short sale that most agents would have given up on, but he didn’t let the big bank win. I recommend Fred Helms to anyone who needs someone to fight for them.…More Less

Sold a Single Family home in 2011 in Van Alstyne, TX.Summary:
Working with Fred Helms throughout the buying/selling process was a real pleasure. As other have mentioned on the Internet, he's honest and an overall great agent. Below are just a few, not all of the highlights, of what I feel is above and beyond.
1. Availability - Earlier in the mornings, later in the evenings if needed he was available. If he was not available for some reason, you generally knew about it ahead of time. Additionally, this was not available with a negative attitude - it was available with a willingness to help and a very positive attitude.
2. Overall Knowledge and responsibility - First, in my opinion based off past feedback from friends, I feel Fred Helms has a higher than normal knowledge level of this business. However, this also covers heavily on...
A. Knowing structure and integrity - There were houses I did not like due to obvious/not-so-obvious structure problems, but was keeping it to myself and Fred was honest about his opinion as well. He did not try to push anything and if it was a home not right for us - he gave that opinion. He was not agreeable, just honest. He also caught things that I missed as well or saw things that he knew were off and was able to provide additional insight. If a house was solid he also provided that feedback. In my past experience, a lot of agents have no clue about structure, grade, and so on.
B. Recommendations and honesty - I've watched HGTV and all those other shows as well as hearing bad stories from friends. In my buying situation I was moving to a home outside of my area of known resources/contractors/etc AND our sellers reduced time allowed to accomplish inspections (I wanted several, for different purposes). For a few things we had to rely on Fred's recommendations since I did not have time to mess around. I did so cautiously at first and if there is one single set of events that "sold" me on Fred Helms as an agent/person it was how things worked out in this arena.
B1. First these people worked very hard on our behalf. Service (being general, but it was from everything on an admin side, to some contractor type services) was top quality. During this process and playing catch-up revealed that most of his recommendations do have a good track record. In some obscure cases the folks were not reviewed, but we had zero complaints.
B2. As things happen, Fred Helms did not just sit back and relax. He did due diligence with follow-up calls, nudging others to get started, and overall updates to anyone needing to be involved.
B3. Generally interfacing with companies/individuals that he recommended was MUCH better than expected. No services or fees were inflated either.
3. Personality - Generall speaking Fred Helms is just a good guy to talk with and work with. I could not recommend a better person for your agent needs.…More Less
