Without really looking at what you have going on I would hate to give you advise. What I will say is to contact her Broker. If you don't have any luck there contact your State Board Of Realtors. Good Luck

Is inventory in Livermore unusually low right now? We are finding very few listings.

Hello,There is only one home on the market in Livermore right now matching your requirements.  This home was built in 2002, 4 bedroom, 2 bath single story with a 10,886 sq ft lot. They just reduced the price from $650,000 to $599,000. COnsidering solar for my 1300 sq ft home

Hello,We have sold several homes with Solar in the last year with no resale issues at all. In fact, the buyers loved that their normal monthly bill was $4.00 - $8.00 and in the summer it only jumped to $16.00 - $20.00 a month with the A/C running all the time. These homes were approx 1,600 sq ft homes. The owner of our office complex just installed solar on our roof and all of the schools are going Solar. They are installing parking overhangs with Solar panels on them. Even City and County buildings are starting to install them in their parking lots. It is the wave of the future. I have a good friend that sells solar so if you would like more information on Solar please contact me and I will get you in contact with him. Best WishesGordon

Hi, what are the average housing costs in zipcode 94551 livermore .

I assume that you are looking at the new homes on the left heading away from the freeway?  The average home from Yr 2000 similar in size and lot/larger lot is selling for approx $300.00 a square foot and those homes are selling for approx $320 a square. What's the best way to get multiple home owners insurance quotes fast?

The problem with going on line is you will not be able to compare apples to apples. If you live in California contact me and I will set you up with a Broker that will do the comparing for you. This way you let him spend the time to compare apples to apples. Look forward to hearing from youGordon

Good Morning,Interview 2-3 agents in your area. A good buyers agent will walk you through the process and help you with lending and locating your new home. A good buyers agent will be very busy so to help him help you here are a few tips. 1. When you see a home that you would like more information on send them a email with the complete address. Give them time to get back to you. 2.Don't call other listing agents or agents on Zillow for information on homes. This is your agents job. 3. Return emails or phone calls as promptly as possible. If you are not consistent on how you reply back or don't reply back for days then they will not take you seriously. If you have a good relationship and treat your agent with respect they will work that much harder for you. Working without an agent - First time buyer

Good Morning, HIRE A BUYERS AGENT!!!!! This is a very important thing you need to do so you are protected. Interview a couple of agents or get a few recommendations from others who have bought homes in your area. The buyers agent will get paid by the seller so there is no cost to you but there could be a huge cost down the road if you don't. The buyers agent will make sure that you don't release contingencies to early and that all the paper work is completed as per your state requirements. I recommend having a Home Inspection, Pest Inspection and  Roof  and Chimney Inspections( if you are responsible for repairs)  If the seller had already done this and it was performed by a reputable company you could use their reports if you like. Good luck Gordon Buck MGhometeam

how do I short sale my home?

I recommend interviewing 2-3 agents that handle Short Sales. I would also recommend that the agent has an assistant or Short Sale team that helps them through the process. It is time consuming and very hard to handle day to day business and Short Sale business while being efficient at both. Owner occupied vs. rental property

If you have never been a landlord I would not recommend renting out your home. There is a lot to owning an investment property and if for some reason your short term tenant decided to become a long term tenant and not pay you rent, you could be in for a very large headache. This could get very expensive and could also be very time consuming. Been there done it and let me tell you, it is not fun. I would listen to Doug. Good luck Gordon
