Gabilan Properties Marketing Plan
I will utilize the following points to market your property to obtain its highest price in the shortest amount of time.
I will prepare a comprehensive market analysis (CMA) to ascertain todays market value range, using the latest comparable sales and listings in the marketplace.
I will council with the sellers on current trends & strategies being used by the other sellers.
I will list the property on the MLS Listings data base, including 25+ quality images and or a visual tour.
I will syndicate the listing to Realtor.com, Zillow.com, Trulia.com, & MLSlistings.com. & over 100 other real estate web sites through List Hub.
I will place a "Gabilan Properties" for sale sign on the property with a 24 hour information phone number for buyers to access anytime.
I will install a "Supra" electronic lock box on the property, for agents access to enter the property, and for myself to monitor the number of showings.
I will schedule a "Brokers Tour" with the San Benito County Association of Realtors for the first Thursday after the property is listed.
I will schedule and hold open weekend open houses as sellers desire.
I will contact all buyers agents after showings to obtain feedback from and report this to you.
I will communicate with you weekly and update you with all current market conditions and buyer responses.
Upon sale I will negotiate the best terms and conditions for you, prepare all mandated disclosures & contract forms, oversee all inspections, title and loan documents.
I will provide you with my "Easy Exit Agreement" At any time prior to the acceptance of a purchase agreement, if you are not 100% satisfied with my services, I will either correct the issue to your satisfaction or allow you to cancel the agreement without any further commitment from you.
