Great question. Standard commissions are a violation of the Sherman Anti-trust Act. If a FSBO feels inclined to do so they can pay as much as they choose for the expertise, education and value a Buyers Agent will bring. or as little if they dont see the value. What is awesome is you could even negotiate a flat amount verses a percentage. A win-win deal is key. Happy Selling.

Does the county appraisal value matter if selling or leasing a home?

Thats a great question. There's a big difference between County (Tax) Value and Market Value. The County is pricing homes in an effort to earn revenue and establish the amount of taxes to charge. Market value is deter mined by homes closed (recorded)/sold at a price determined by what the Buyer was willing to buy for and the seller willing to sale for and confirmed by an Appraisal.

I am paying cash. Is there a checklist of things I need to do?

Answer

Even when paying cash it is important to have all inspections done, especially a termite inspection. Also, are you going to receive a Special Warranty Deed or a General Warranty Deed, this is necessary to note. Also, now its important to determine if mineral rights have been severed.
