During an inspection, does the seller HAVE to pay for everything wrong on a 50 year old home?

During an inspection items are found that need repair. Buyer determines can I fix after or do I need seller to fix.   Maybe the item is OMG, say a cracked heat exchanger on a furnace ,  then ask for seller to fix.  Seller can say no or yes,  Everything is negotiable during buyers 10 day right to inspect.  After 10 days it's too late.  If you feel overwhelmed with the amount of work needed buyer can cancel offer on the propertyasking for earnest money back.
