Zillow is unique in its premise and promise. To list all MLS listing would be doing what zillions of websites do - import the "public" MLS data to real estate portals and brokerage sites. Having to post my listings on Zillow is no burden for me but rather an opportunity to have my clients' properties get the extra sand special "Zillow exposure." I am a licensed real estate agent and as such I belong to the NWMLS (Northwest Multiple Listing Service), but only as long as my license is active and I'm with a brokerage - in my case that's Coldwell Banker Bain. And, yes, there are membership fees. The main reason that some MLS data is not published is to protect the identity and privacy of the sellers. If the MLS organisations around the country were smart they would give the consumer complete access to properties provided by their own agent - guided access, so to speak.
