Our highest recommendation! My wife and I found Glen and Shannon of the Alliance Group through the Dave Ramsey ELP referral process (also highly recommended). Our task was a bit more tricky than most since I hadn’t been to my rental property in 11 years and wouldn’t be returning for the refurbishment, contractor management, or the closing process. Glen, Shannon, and team took care of everything. They were highly communicative, managed the bid process for contractors, oversaw the refurbishment, and made good use of Docusign and FedEx. My wife and I were particularly impressed with the professional photography, and specific cost effective suggestions for optimizing how the house would show and be perceived. The punch line for us was 19 showings in 6 days with 5 offers. Three of the offers were over the top end of our marketed price range and we ultimately sold at $5,000 above our asking price. I typically like to balance any review with constructive criticism but honestly I don’t have any in this case.

Sold a Single Family home in 2015 for approximately $525K in Serra Mesa, San Diego, CA.

My fiancé and ex-wife owned a house for 12 years. During that time, the home was refinanced to pay for improvements. Unfortunately, just a few years ago, he and his wife divorced and when the economic downturn severely reduced property values, he found himself underwater by more than $200k. Although he did his best to stay current, he soon found this to be impossible. Worse yet, there were three loans—all with different lenders. The current value of the home would not even cover the first loan, leaving nothing for the second or the third. Needless to say, obtaining approval from all three lenders so that my fiancé and his ex-wife could be released from the liability, would be an enormous challenge. Adding to this, the ex-wife was often uncooperative and would disappear and become unreachable for lengthy periods of time. This is the seemingly impossible situation we presented to Shannon Keatley at Alliance Group. Having been in real estate myself, I undertook to search for the right real estate agent. This would need to be a specialist in Short Sales because they are extremely time-consuming and distinctly different than traditional real estate sales. The agent must be highly skilled and recognized by lending representatives, as well as capable in marketing and selling the home. Within minutes of talking to Shannon, I knew we had found the right agent and she eagerly accepted the challenge. During the time of the listing and sale, there were huge obstacles to overcome, not the least of which was the last-minute sale of one of the loans from one lender to a new lender. This required time-consuming new approvals and paperwork that could easily have derailed the buyer that was in place at that time. Then, an unbelievable last-minute disappearance by the ex-wife to sign final documents almost shattered the closing. Throughout, Shannon never wavered in her commitment to finalize this transaction, regardless of the inordinate amount of effort and time it required. The happy end of the story is this: Shannon and her team at Alliance succeeded in completing this transaction. As a real estate professional myself and knowing how complicated short sales are, I cannot say enough about Shannon’s skills and dedication. She and Alliance are the BEST representatives of the real estate profession and I couldn’t recommend them more highly. As a result of this expertise and professionalism, my fiancé has his life back and we have a future to look forward to. Thank you will never be enough!!

After my divorce settlement, I tried in vain to keep my home but was unsuccessful. I needed to sell my home as a short sale as it was severely upside down in value, with the additional complication of having three loans against it. To make matters worse, my ex-wife would often avoid or not even show up for appointments to sign critical and time sensitive paperwork! Despite such incessant frustrations and the challenging complications of negotiating with three lenders to accept far less than was owed, Shannon and her dedicated team persevered and achieved a successful short sale of the house! Shannon and her team went the extra mile and because of their efforts, I now can pick up the pieces of my life and move forward. Glen and Shannon were amazing, their professionalism and honesty was impeccable. They walked us through everything we needed to sell our house. Shannon put us at ease by listening to exactly what we needed, explained all the steps to show off our home, and even helped us with updating the deed from my divorce. Shannon and Glen were outstanding in helping me sell my home. They worked with me to determine a price that would sell quickly but return as much as possible. Their marketing was outstanding and they helped me with ideas on staging. They were really on top of things as we went through escrow, making the whole process flow very smoothly. They communicated well through the process, keeping me apprised of what was happening on the buyers side of the transaction. They arranged for needed work during escrow and made sure we closed on time. I would use them again and again on either the buying or the selling end of a real estate transaction.
