My job for the Seller is to get them the most money we can by going over neighborhood comps called a CMA (comparative market analysis) which will help us reach a sales price, negotiate an offer once received and do my best to ensure a smooth closing! Again, my job is to preserve your equity in your home and get you the most money in your pocket.
First the buyer needs to get qualified with a lending institution for which I work with several loan officers. This is a very important step for the buyer to introduce or reintroduce themselves to the loan process. I have material "the steps of buying a home" for first time home buyers and classes are also available for first time home buyers, just ask your lender. When a buyer finds a home they like we'll submit an offer based on the asking price and what the comps (see CMA above) tell us about the neighborhood. Once we get a contract on the home the buyer will get a home inspection and we'll negotiate concerned repairs for the buyer once the home inspection is complete. Last step, title company for signing and then keys to your home!
