Bought a Condo home in 2013 for approximately $550K in Pacific Beach, San Diego, CA.
Gregg helped me with the purchase of two properties (my first home in 2007, and my latest home, which we just closed on). Gregg acted as both my realtor and mortgage broker for each transaction. Having only one person to deal with during the home buying process made things very easy. He was very patient - he showed me and my wife probably around 20 properties over the course of a few months. Gregg always gave us his honest assessment on each property, and we never felt pressured into putting an offer in on a property that we didn't like. In some cases, he actually talked us out of a few properties that we asked to look at, because he knew they wouldn't be a good fit for us. For both purchases, we were looking in the PB and Bay Park areas, and his knowledge of these areas and the history of the local real estate market is extensive. In addition, he owns several investment properties in the PB area, so his experience and local knowledge was very useful to an aspiring real estate investor. Gregg was also able to get us a good rate on our loans, especially considering the state of the mortgage market and that we only put 10% down on each purchase. Gregg is also great about staying in touch past the purchase of the home to make sure everything is going well. When I was deployed overseas a few years ago, Gregg also acted as my property manager, helping me rent my place out to a tenant. I couldn't be more thankful for his help finding and dealing with a great tenant - my neighbors all loved the tenant he found, I always received the rent checks on time, and the place was well taken care of. Bought a home in 2011.
I bought my house using my VA loan in December of 2011 right after I had my new born. Gregg made the home buying process extremly stress free during a hectic time. Although Gregg specializes mostly in beach homes and the surrounding area he found my diamond in the rough 10 miles inland which is where I wanted to be. The house is perfect for my growing family and I would highly recommend him for your real estate needs.

Gregg Shedlik is the man to see if you are new to the whole mortgage process. The best attribute of his approach to representing his clients is a steadfast approach to transparency. He sat down with me--literally for three hours at Starbuck's, and broke down every step of the process, using current rate sheets to explain all of the math. This was the first bid we had ever made on a place, and I'm the kind of guy who had to feel like everything was completely clear so that I could feel confident that I had made educated choices along the way. I was absolutely pleased with the bid we put in, as well as the rate at which we were able to lock. The nicest thing about closing was looking back at the whole process and feeling like there wasn't anything we could have done better along the way. I don't have any regrets about what I "could've" done to make things smoother--the whole thing was smooth enough, and that's largely due to Gregg's understanding of everything mortgage-related.

I met Gregg when I responded to to Craigslist ad about a house around the corner from our rental in which I was interested. While that house wasn't quite right for us, Gregg gathered an extremely good sense about what we wanted after our first meeting. He sent me info about a condo that had come on the market, right across the street from our favorite beach. While the location was perfect, we wanted a different unit in the complex that wasn't right on the street.

Gregg deserves a lot of credit for keeping track of what his clients want in a house or condo, and matching that up with available units that come on the market. Another unit in the complex came up and I took a look at it--but it was still too noisy. Another stretch of time passed and then he sent us pictures of another unit that had come on the market as a short sale. I knew right away that it matched our vision of what we wanted.

Gregg strongly advised us to put in some sort of bid asap, which we did. Two months later, the place was ours, at a purchase price with which we were content--and at a great mortgage rate. I realize that we bought at a great time, given the historically low rates matched with a generous dip in the housing market. However, Gregg's knowledge of the market not only helped us augment the profitability of our negotiations but also made us feel confident in all of our choices along the way.

We chose to select Gregg as our acting mortgage broker, as well as our agent, which I would recommend--if the same person is representing both interests then it is less likely that there will be conflicts that arise. Gregg's main concern was closing the sale--not increasing his commission of the rate, which is a pitfall that many people can fall into with unscrupulous representation. As I said, we were able to lock at a great rate and we were happy with the price for which we purchased our condo.

The one caveat I will add to all of this is that while Gregg is without a doubt truly honest in his respective roles as an agent and broker, any buyer still needs to take responsibility for making sure they negotiate a price and rate that they are comfortable with. Whether it's Gregg or anyone else representing you, their role, overall, is to make a sale happen--whatever end of it they are on. It can be difficult to find a balance sometimes between offering a competitive bid, for instance, and ensuring that you are getting a good price on a property--especially when it comes to looking at beach-area sales. Your agent's knowledge of the housing market in the neighborhood in which you are looking is no doubt better than yours--Gregg's knowledge was certainly far more extensive at every angle than mine. Even so, the bidding price of a property is something that you have to be okay with completely--because if your bid is accepted, whatever number you submitted is going to be the lowest price for which you will be able to purchase that property. We were content with the amount of the bid we made on the property we hoped to purchase. Our bid was accepted and we're super happy with our new home. I give Gregg most of the credit for helping us make it happen. He has my highest recommendation to be your agent and/or broker! Good luck with everything.

Gregg was extremely helpful and instrumental in the recent purchase of my property in Pacific Beach. I have a crazy work travel schedule and he was very accommodating and made himself available to me at all times. His knowledge of not only the local area but real estate in general helped tremendously in me finding my property at a price that worked. AMAZING first time home buying experience with Gregg Shedlik start to finish. We were casually shopping the housing market in Bay Park and met Gregg by chance. Were it not for his expertise about the San Diego housing market and his thorough knowledge of the home buying process that he shared with us we would probably still be renters. He listened to what we were looking for and helped us expand our horizons without being pushy but honest and clear.
