We have purchased/sold at least 12 homes and Shedlik was the worst realtor we have worked with. He wrote a purchase contract with an unrealistic closing deadline and didn't follow his own calendar. This left our deal in peril with the the sellers, who evidently didn't subscribe to his theory about how "laidback" everyone was about real estate transactions in San Diego. We were able to close in time only because we had cash, the unrealistic close schedule helped to destroy any chance of financing the deal, also a first for us. Do yourselves a favor and find a realtor who is a certified buyer's agent.

Bought a Condo home in 2015 for approximately $275K in University City, San Diego, CA.

Bought a Single Family home in 2015 for approximately $575K in Clairemont Mesa East, San Diego, CA.

Every buyer has quirks and my husband and I are no exception. Gregg worked with me for a year, sending only listings that fell into my narrow requirements, that was about two per month. When we found a place that my husband and I liked, he was completely on top of the process. We closed a day early in spite of the challenges presented by the listing agent. Bought a Townhouse home in 2015 for approximately $325K in Clairemont Mesa East, San Diego, CA.

Hmm, so where do I start! My boyfriend and were first time home buyers and had time to find a place because we still had our apartment lease and wanted to look around. We lived in Clairemont for the last 4 years and loved the area we were in but were willing to go outside of the area because we knew Clairemont could be kind of pricy for what we were looking for. My parents had just bought a house and were helping us a little bit. They had a lender that they wanted to us to go to for purchasing a place. All I had to do was find a good agent. We started looking for places in December 2014. We met Gregg because I found a place online that I wanted to look at. We took a look at the place and he asked a lot of questions like what we were looking for and also what my budget was. I told him we had a dog more than 60lbs and that wasn't negotiable and she had to come with us. Once we were done with the place he said he would send me over a few other places. The next day he sent me some other places and he also told me the place we looked at didn't allow dogs over 30lbs so he looked into it further since he knew it was important to us. I did meet with a few other realtors and we only met with others because it was recommended to me to meet with other agents and not just one. One of them we went to go look at a place and he put pressure on me right away and said "Wow this place is great. You won't find many places like this in this area and at this price." Which I knew was a lie because Gregg had sent me several and I have also done a ton of research on my own. Another lady I met with she was nice at first, very informative but then held me for about an hour and a half after she showed us three places trying to press me to go with her lender and get me to buy the last place that I had really liked. I felt like I had to end the conversation and after that night she called me probably like 5-6 times the next day. I also told her I already had a lender after she presented hers to me. She had passed on my information to her guy and he called me 2 times even though I told her I was not interested. Gregg did not give us any pressure at all. He took his time with us and showed us about 30+ places (might have been more?). He was very patient with us because he knew we had time and knew this was our first time doing something like this. He actually encouraged us to look at more and more places when we saw something we "kind of" liked because he told us that we would find something we loved. He was always available and got back to us right away whenever we had any questions. Also, every time we met he went through the actual process of buying a place. He would mention how things worked and asked if we had any questions. If we did, he explained everything thoroughly and gave us answers from our point as the buyer and also from a sellers points for us to understand. Finally, almost 4 months of hard work paid off! We found a place in Clairemont with everything that we were looking for! It was a tough one because the place had 10 other offers. We put in a standard offer in to begin with and then got a counter offer with a notice of all the other offers that were put in. Gregg did a great job with a very competitive counter offer and we got the place! We really couldn't have done it without him and are so glad we were able to work with someone as great as Gregg to find out first place. He made it very easy for us! I would highly recommend him to friends, family, or anyone looking to buy their first home! Of course to others looking to purchase their second home or any others after. I know 100% that we will go to Gregg if we grow out of this home and am confident he will do an amazing job on the next one! Thank you for everything Gregg!!!

I honestly can not give Gregg enough stars here...he deserves the best rating possible on any review site.

Gregg Shedlik helped me purchase a condo in San Diego recently and it was a great experience all throughout. As a first-time buyer, I did not really know what to expect but Gregg was extremely understanding and informative, constantly answering my questions and helping me navigate the entire process from searching for a property, to getting a mortgage, to closing the deal.

He was extremely helpful in every single aspect of buying the property, even sitting down with me to explain the math behind how mortage rates were calculated. Because of his expertise and help, I was even able to get almost an ENTIRE PERCENT off of my loan.

Gregg is super attentive and responsive...he promptly responds to any emails, calls, and other requests from both myself as well as the title companies, mortgage companies, banks, etc.

All in all, he made the arduous process of home buying feel like a cake walk. I would 100% recommend Gregg Shedlik if you are trying to deal with real estate in San Diego...he is simply amazing.

Bought a home in 2013 in North Park, San Diego, CA 92104.

I'm a difficult client and Gregg was very patient. He showed me at least 50 homes over the course of about six months. We finally found something that was a perfect fit! He helped negotiate a contract that was 6% below the asking price, even though it was very much a seller's market. I love my new home :-)

I managed to buy a condo in North Park while living in Washington State. Gregg’s expertise and professionalism in both areas of real estate and the mortgage business made the whole buying process manageable and seemingly easy – I used him both as a Real Estate Agent and as a Mortgage Broker (he helped me lock in a good mortgage rate just before the rates went up couple of hours later). He was always attentive and addressed all my concerns and questions; phone calls and emails were returned immediately, even after closing escrow. I could tell any advice given by him were based on the wealth of knowledge he has of his profession and the knowledge of the San Diego area real estate market. I would definitely use Gregg again and highly recommend him!!!

Bought a Condo home in 2013 for approximately $550K in Pacific Beach, San Diego, CA.

Gregg helped me with the purchase of two properties (my first home in 2007, and my latest home, which we just closed on). Gregg acted as both my realtor and mortgage broker for each transaction. Having only one person to deal with during the home buying process made things very easy. He was very patient - he showed me and my wife probably around 20 properties over the course of a few months. Gregg always gave us his honest assessment on each property, and we never felt pressured into putting an offer in on a property that we didn't like. In some cases, he actually talked us out of a few properties that we asked to look at, because he knew they wouldn't be a good fit for us. For both purchases, we were looking in the PB and Bay Park areas, and his knowledge of these areas and the history of the local real estate market is extensive. In addition, he owns several investment properties in the PB area, so his experience and local knowledge was very useful to an aspiring real estate investor. Gregg was also able to get us a good rate on our loans, especially considering the state of the mortgage market and that we only put 10% down on each purchase. Gregg is also great about staying in touch past the purchase of the home to make sure everything is going well. When I was deployed overseas a few years ago, Gregg also acted as my property manager, helping me rent my place out to a tenant. I couldn't be more thankful for his help finding and dealing with a great tenant - my neighbors all loved the tenant he found, I always received the rent checks on time, and the place was well taken care of.
