If you are looking for an outstanding broker/realtor, look no further! Whether you’re buying or selling, involved in a multi-million dollar investment partnership/group, or looking for a $350K primary residence, I have found the guy!

Gregg Whitney is at the absolute 1% top of the class.

We literally spent two weeks interviewing approximately 30 realtors and brokers from Remax, Coldwell Banker, Century 21, and many other small independent companies. My criteria was very stringent and our target location very specific (15 block radius in Pacific Beach, CA. 92109). I knew we needed someone with tons of knowledge of the area (as the homes are 1940 era), preferably growing up there. I also wanted someone with extensive real estate investment background, knowing that this type of person would be astute in negotiation tactics, understanding of property pricing points for excellent value purchases, and general financial market dynamics. Lastly, I knew I needed someone with widespread short sale and foreclosure experience considering the current market conditions. Based on my interviews you would be surprised, but 97% of realtors and brokers in the industry do NOT have these very basic skills.

In a six month time period we inspected almost 20 properties, and submitted six very “aggressive” offers. These were so aggressive that most sellers didn’t even bother to respond. The house Gregg helped us purchase was an estate sale which we closed on at a solid 10% discount. Now this may not seem like much, but in one of the most desired beach communities in San Diego, this is monumental!

Gregg’s negotiating skills are unsurpassed. He can hammer out any unfavorable position you may be in and come away with a favorable outcome. He truly does understand the legalities and nuances of the real estate, investing, mortgage and escrow industries.

He also has an extensive network of resources – inspectors, structural engineers, contractors, etc., everyone he has experience with both personally and professionally. We actually hired his sub-contractor buddy to completely remodel our new house. The project came in on time, on budget and every bit of what we wanted with absolute satisfaction in all aspects!

Additionally, my father is a well-known CPA from L.A. with 50 years’ experience putting together real estate investment partnerships, small and large, residential and commercial. He and Gregg spoke many times on the phone regarding our purchase and other general real estate subject matter. Even he was VERY impressed with Gregg’s knowledge, experience and professionalism.

On a side note, he also has an engaging, fun personality and a sense of humor that will keep you laughing for days…

Gregg helped us buy a condo in La Jolla at a great price! He was extremely knowledgeable about the area which was very helpful in picking the right property. The home was a foreclosure and we had not been through that process before. Gregg knew the foreclosure process very well and was patient with us. He was great at neogitating with the bank. Gregg and his staff were very responsive with emails, text or phone calls when needed. Also, Gregg was always in a good mood, which was nice because the process of buying a foreclosure home can be stressful at times! Now that we have closed, we are extremely happy!

Sold a Multiple Occupancy home in 2011 in La Jolla, La Jolla, CA.
Gregg literally flagged my car down as my wife and I drove down Nautilus Street in La Jolla one late afternoon in October 1992. We thought we were going to watch a sunset at WindanSea Beach...but as it turned out we bought a fantastic house that we have enjoyed for nearly 20 years. I had met Gregg at an open house, how he remembered me I'll never know...but he greeted us by name with a big smile as we got out of the car and said "Kim and Joe, this is your new La Jolla home". Turned out, it had just been listed, and he urged us to put in the first offer..although we thought it was just a dream that was beyond our reach.... A beach house at WindanSea? We went back to Pacific Beach and laughed about it...until the phone rang...They accepted our offer! Gregg was with us every step of the way...he made sure all the proper inspections were done, negotiated needed repairs to deferred maintenance, and made the seller hold up their end of the contract esp. when higher back up offers came in later. Finally Gregg brought over the keys...wow, our dream really did come true. This may sound corny but it's a true story...we owe a lot to Gregg and Lisa and his incredible staff. We still live in our dream house 20 years later and have enjoyed raising a son here just steps from the beach. It would not have happened if he didn't jump in front of my car! All the positive comments you'll read here are true. Gregg and his team go way beyond your expectations. And in our most recent RE transaction(8/2011) is an investment property could not have acquired without Gregg. After 20 years, we still rely on Gregg Whitney and you should too..

”I’m a recent client of Gregg Whitney’s. My husband and I had been looking off and on for a house in La Jolla in the $2-2.8M range for about 4 years prior to meeting Gregg. When we met Gregg and Lisa, they seemed to immediately understand the category of homes we were looking for, and they knew every single bit of available inventory, as well as what might be coming onto the market.

He positioned our two Ridgegate homes well, supported by visible advertising. But more importantly, from the moment we put each house onto the market, Gregg’s team jumped into action, putting our homes onto caravan with very little notice, gave us good advice about staging, and brought waves of qualified buyers in to view the properties. We were really impressed. In the end, we sold our two homes within 45-60 days of putting them on the market, while other Ridgegate homes were taking much longer. From a selling price point of view, we did very well compared to market comps.

To be honest, I had not really appreciated all the value that a good realtor can provide in terms of negotiations until we worked with Gregg, and on a very challenging property. Gregg is also a great money guy – meaning he understands the many ways to structure a deal to make it work for both sides. He’s experienced in all kinds of deals, and is comfortable negotiating with the best. He’s worked with loan officers and mortgage bankers directly, and even though we had been working for weeks with a specific mortgage banker recommended to us by our CPA, Gregg noticed that we weren’t getting the best rate and the guy wasn’t moving as fast as he should have been. We switched to a referral by Gregg, saved on the rate and saved the deal, because the timing was really critical to the seller.

Gregg’s got an impressive network of resources – structural engineers, staging experts, handyman, contractors for every need – all people he’s personally worked with and who seem to respond immediately because Gregg called. For about 2.5 months, Gregg did due diligence for us on a property with some slope/retaining wall concerns. At no point did he push us into the transaction; in fact it was my own enthusiasm for the property that caused Gregg to get so deeply involved. Overall, very high integrity from Gregg! He cautioned us throughout. From his own experience in construction, he was able to observe immediately some physical signs and reasons for concern, which only proved out in the subsequent inspections, engineering reports, and disclosures. After expending a significant amount of energy hoping that this property would come out clean, and with Gregg giving us a balanced view of the potential gains and risks, we pulled out of the property. But I have to tell you, throughout Gregg was so patient, and professional. We felt that we were in really good hands throughout. In fact, my husband and I were calling and texting him many times a day, and no matter how busy he was – even while on a family vacation – he always checked in with us on a timely basis and patiently worked with our concerns.

Ultimately, we landed a different home on Folsom, which Gregg found for us as they were reducing their price. He knew the selling agent – of course, he seems to know all the agents active in LJ – and we got this property for an awesome price. This business really is about people, experience and network, and Gregg’s got all that. And I’m sure you’ve noticed, he’s a fun guy to be around. You’ll enjoy working with him. A property at WindanSea where I wanted to move came on the market. I knew it wouldn't be available long so I called Gregg. I told him I needed to sell mine first at the right price,buy the beach home and do it before the end of the year. In a sluggish market Gregg, with dogged determination and endless attention to detail, obtained five solid offers on our home the first week and we sold it for almost top dollar. Gregg is an amazing agent and person and has my highest recommendation. After working with several agents in the area who frustrated us to no end and continually "pushed" properties on us that didn't fit our needs, we turned to Gregg.
