Looking to buy a home in a nice neighborhood.  I'm happy to consider foreclosures, short sales, and "distressed" home provided they are appropriately priced less than comparable "move-in ready" homes.

My perfect home wishlist:

(*) The fan over the stove must not vent back into the room.  I would not call myself a chef, but I do enjoy cooking and I do not enjoy smelling yesterday's masterpiece three days later.

(*) I will not consider a home that does not have some offstreet parking.  I would prefer a two car garage, but two non-tandem parking spaces are pretty important to me.

(*) I like having people visit me, so I am not looking for a home/townhome/condo in part of the city where searching for a parking space can bring on high blood pressure.  (If the home has two or more places to park, I would not 

(*) I really, really want the home to already have natural gas. I currently rent an apartment that has a natural gas fireplace and I really, really like it.  I also really like cooking with gas.

(*) I like open floorplans where the kitchen in part of or well connected to the living room so that the person in the kitchen isn't isolated.  If I wanted to cook for people I couldn't talk to, I would work in a restaurant.

(*) I like kitchens will well designed counters and cabinets.  If the kitchen is small or basically an architectural afterthought, I probably won't like the home.  Ideally, the kitchen has a small or medium dining area.

(*) I like carpets in the bedrooms, vinyl or tile in the kitchen and bathrooms, and hardwoods in the rest (halls, livingroom, family room, entry, etc).  I do not like carpets in the bathrooms and will offer less if I have to get that taken care of before I move in.

(*) Western exposure -- I've lived in Seattle for 12 years, and I don't like a lot of heat.  I would prefer a home that either had effective air conditioning or sat on the eastern side of a hill with an eastern exposure.  I do not enjoy living in a place that is furnace like at night.
