Sold a Condo home in 2014 for approximately $550K in Capitol Hill, Seattle, WA.
Jeff Green was an outstanding agent for me. I can't think of a single thing that he didn't anticipate and solve during the whole process, which can be unnerving to an inexperienced seller such as myself. He listened carefully and respectfully to my questions and concerns (even my naive, perhaps silly ones). He gently suggested changes I needed to make to have my condo look as appealing as possible; he brought in a bisto set for my deck, purchased a plant to go on the table as well as a lovely oriental scroll for one wall, and even took to his garage my cats' scratching post.
We talked through the asking price, discussing the psychology of finding the right figure to start with. He predicted what would happen once my place went on the market and his predictions proved absolutely right. He provided all the documentation to answer any buyer questions. Within one week, I received over 6 offers, the highest one over $50,000 of the asking price, without any contingencies after the fact. I can't imagine how a sale could have gone better.
Jeff is polite, intelligent, knows the market well, has good relations with other agents, and even a quiet sense of humor. It was a pleasure working with him. I recommend him without reservation.
I had the best real estate experience with Jeff Green. I recently bought a new condo and Jeff not only found the best place for me but was a strong advocate and negotiator on my side. Jeff is extremely personable, professional and competent. I felt taken care of at every step of the way. I would recommend Jeff to any of my friends, family and colleagues.
Bought a Single Family home in 2012 for approximately $525K in North Rose Hill, Kirkland, WA.
Jeff was absolutely amazing throughout the entire home buying process. We'd originally met him a few years ago when we had looked at a few homes; he instantly remembered us and was as excited as we were to work together again. He remembered what we liked and didn't like and was quick to pick up where we left off.
As we began to look for homes, Jeff would send over a list of 10-15 homes several days before touring, so that my wife and I could review and pick our favorites. Before meeting, he would have the addresses programed into his car so that we could tour as many homes as possible in the quickest route possible. He was professional but very personable and fun to be with, and quickly became a friend.
During home tours, Jeff never pressured us into making a decision. He would point out concerns, help us visualize how homes might fit us, and quickly get answers for any questions we might have. When we found our dream home, Jeff made a plan for how we should proceed, all while my wife and I were worried we might not get the house. It worked; the sellers received 8 offers within 4 days, and picked ours even though we were not the highest bid.
Thank you Jeff & Hal, it was an absolute pleasure working with you!!
Sold a Single Family home in 2012 for approximately $475K in Gatewood, Seattle, WA.
Hal and Jeff helped us find in our home in Seattle. Their expertise on a multitude of areas was invaluable in our search. They were able to preview homes providing a reduction in the time I had to spend searching. Hal and Jeff also sold our most recent home. The improvements in staging coupled with compelling marketing materials set our home apartment. I would recommend them to anyone.
Sold a Single Family home in 2012 for approximately $525K in Greenwood, Seattle, WA.
We've worked with Hal in the past to buy and sell a home, and we knew we wanted to work with him again. When we knew we were going to need to move out of the area, Hal did an initial walk-through with us to consider the condition of our home and what areas we should prioritize for maintenance or upgrades to make the home sell faster and for a good price. His review of comparable sales and the extensive packet of information he provided to explain his pricing recommendations were incredibly helpful for us to understand the quickly changing current market. He helped us stage our home, and the photos he had taken for the listing showed our place to its best. The pricing strategy and timing that Hal suggested paid off wonderfully. On the same weekend that the news was reporting that Seattle housing prices were falling, we had 4 offers on our home within a day of going on the market. We had an enviable choice of competing offers, and we signed for over-asking price. The features of the home that the buyers identified as key to their decision to make their offer were exactly the upgrades and elements that Hal had us focus on as we prepared the home for sale. Couldn't be more thrilled with Hal's expert guidance.
Sold a Single Family home in 2012 for approximately $525K in Greenwood, Seattle, WA.
Hal viewed our house and made excellent recommendations for upgrades and small things to fix to get the house move-in ready before listing. This helped us get the house in top shape. He then assisted us in placing furniture, hanging artwork, and he actually staged one room that we'd emptied out, making the house gorgeous for showing. I was impressed by the very comprehensive comps. that he brought us in a bound folder, helping us to understand the listing price he was suggesting. He priced our house at a fair rate. The house listed at noon on a Friday and was sold above asking price by 6:30 p.m. on Saturday...just over 24-Hours! I appreciate Hal's negotiating skills, his transparency about the process, and his demonstration of real concern for his clients.
Hal has worked with us to both buy and sell homes. Not only is our trust in his expertise and knowledge high but it is constantly growing. He always goes out of his way without question to provide the best service and honestly shares his opinion (he gives the full pros and cons of any decisions but always let us make the final decision without being pushy).
Some examples of the level of Hal's service include 1) Viewing homes during a snowstorm to ensure we were prepared before we went out together 2) patiently taking the time on several weekends to look at close to 20 or more homes before settling on the right one and 3) always taking into account our specific constraints when searching. My biggest compliment is that Hal really took the time to understand our needs and did thorough research on each home we looked at.
I have no doubt that Hal would provide exemplary service to any of his future clients. Based on my experience with Hal (first home was purchased in 2005, most recent home purchased in Feb 2012) I completely recommend Hal to future clients.
I have worked with Hal and his business partner, Jeff Green on threetransactions. I bought a home in 2004, sold my house in 2008 and purchased a new home in 2011.
When I listed my home in 2008, It was at the beginning of the Real Estate decline and my home ended up being on the market for 8 months. I was moving out of state for a new job and while in the hands of any other real estate agent I would have been nervous, I had every confidence that Hal would do what was needed to take care of my home and facilitate the sale. Hal lived up to and surpassed my expectations. He kept me informed through the whole process and made three failed sales bearable. When the property finally sold, Hal did more than expected to help me close out the property and get it ready for the new owner as I was living out of state.
I moved back to Seattle in 2011 and hal helped me to find a new property to buy. He listened to my needs and desires and came up with a list of potential properties several of which were within my budget and had most of what was on my "want" list. Hal negotiated the offer masterfully and the transaction went very smoothly.
I highly recommend Hal
Hal is very well versed in the various neighborhoods in and around Seattle. He listened to my requirements and fine tuned the search list so that every home was a contender and my time was not wasted looking at junk. He has a good architectural knowledge about houses and understands what is a reasonable renovation project and what would be a waste of money, or not return value. When listing my properties, he knows how to edit down possessions so that the house looks professionally staged, and will bring in additional artwork or furnishings to maximize its appeal to potential buyers. He has tremendous people skills and can work with the most difficult buyers, and his technical expertise in real estate contracts insures that deals hold together until closing. I have worked with him for a number of years and will continue to call him my realtor.
