Do we offer a carpet allownace or put new flooring down?

Answer

If you pulled up the carpet and there is concrete or sub-flooring showing a lender may not lend on the home. PLUS the home doesn't look done and a lot of buyers can't see past the unfinished floor. Spend the money now to make the home look its best and you will most likely get your investment back plus some. :)

How do you calculate the asking price of my house?

Answer

If you mean how does a real estate agent calculate the asking price for a home to list and sell... We use comparable sales date from our MLS. We can calculate a price based on average square footage of homes in the area that have sold recently and then use that number times the square footage of the house to be listed for sale, if all things are equal. If the same floor plan in the same general condition recently sold, we may use that price or add a little in an up trending market, or deduct a little in a down trending market. We may add $$ for larger lot size, upgrades, location, or condition, or subtract if there are negative issues to the house. Honestly, there is no exact science. :)

Zbuyer offers leads for both Buyers and Sellers. It's not expensive. The leads are fair. The phone numbers and email addresses seem to be solid.I have shown property to buyers but have yet to close a transaction with one.

I agree with the other agents. However, you can counter with a higher offer or sweeter deal and maybe the sellers will scoop up your offer.

Agent open houses and commissions

First, I would talk to your agent and tell him your concerns and that you feel you aren't getting what you were promised. He may have forgotten you wanted an open house as many sellers don't want open house. Tell him specifically, in writing what you do want/expect!If after you talk with him, you still feel you don't want to work with him, ask for a cancellation of contract. You will still be liable if a buyer who had seen your house while it was listed makes an offer however, in CA we have to present a list of names of buyers who came through the house to the seller within a certain amount of time after the cancellation for the 90 days to be effective.Yes, agents will attend FSBO open houses. Let them know there is compensation. Selling your house on your own is a lot of work. Best Wishes.
