Besides Hazel's basic 'blocking and tackling' skills when it comes to negotiation, what makes her a cut above is her warmth, her smile and ready laughter; an irrepressible English charm, that is, well, irrepressible. When it came to the actual negotiation, there were several tactics we employed 1) The sellers were were going to look at offers on April 18, 2003 - which just happened to be our 1 year wedding anniversary. I laid it on thick, but not too much in my letter to the seller telling them how much we loved the house. 2) This was March 2003 - the top of the market and inventory was flying. I knew that a 2nd or 3rd offer in line would not have a chance. In a general way, I wanted to pick a big enough number but no leaving too much money on the table - in a general way, I I looked at numbers that were essentially in the middle of 3rd standard deviation of asking price and that turned out to be the winner. Asking Price $599,000: Offered and accepted 651,000
