Hector Baez is unable to appropriately manage a property. He did not provide me with accurate information about the safety of the neighborhood, the neighbors, or the other tenants in the property to allow me to make an informed decision around moving in and signing the lease. It was brought to my attention that I may be paying for the other tenants' gas utility and instead of appropriately rectifying the issue by having a representative from the gas company come out, he chose to deduct money from one month's rent, which would lead me to believe that I in fact was paying for the other tenants' gas usage. He decided to disclose and involve me in the other tenants' eviction process, even though I should not have been made aware of their confidential matters. He illegally charged me a $100 early lease termination fee, as there were no stipulations stated in the lease about this fee and he failed to mention it after I asked him about any stipulations on numerous occasions. He also charged me $75 for trash in the front yard that did not belong to me, as I had moved out a month prior to him inspecting the apartment. He took advantage of me and furthermore exploits low income people. He is not responsive and still has yet to explain why he isn't returning some any of those fees which were part of my security deposit, only a generic response of "We do not plan on returning anymore of the security deposit. We incurred a lot of loss trying to help the situation. This includes, allowing you to break the lease, increased marketing costs, legal costs". I will continue to reach out so that he direcly explains the excessive penalties in returning my security deposit. Due to his inadequate management practices, I would not recommend him or his services.
