The best source of information for vacant land or any other real estate, is a local Realtor.This site does not often reflect accurate values in Oakland neighborhoods. It could potentially reflect accurate values in tract communities where all homes/land/amenities are the same. However, our area is so diverse in terms of housing and neighborhoods (even within the same zip code) that a computer cannot accurately calculate value - a perfect example is my recent sale at 6076 Manchester for $4.8million - vs. the home across the street that sold for $1.24million. The difference? Different lot sizes, view, finishes, age - all things a computer can not calculate value for.
There are very few lots available for sale in Rockridge and Upper Rockridge. Lots have come down significantly in value. Like all real estate, a vacant lots value is in its location, location, location. This home sold in 2008 for 1,375,000. It is a 4 bedroom, 2 Bath home. Public records indicate that the owner paid over $20,000 in taxes in 2009. This is in line with current tax rates. However, if you are age 55 or over, you are able to transfer your tax base when you move. There are guidelines of course, and you should discuss this with your accountant, but as a general example, if you own your current home at a cost basis/ tax basis of $300,000 and you sell it for 700,000. The public records show this as a 2Bedroom, 1 Bath. The listing showed it at a 2Bed, 2 Bath. There is the potential to have a 3rd bedroom. There is an additional, "bonus" room - they can not call it a bedroom because it does not have a closet.
The home at 342 Bonita in Piedmont is a landamark home. While the list price of $2million is high, the zestmimate is ridiculously low. It is difficult for zillow to properly estimate homes that are not in a tract housing community because it does not consider finishes, lot sizes or condition. It is just a computer running numbers based on average price per square foot. For help in valuing properties in communities like Berkeley, Piedmont, Rockridge, Upper Rockridge, Crocker Highlands and Montclair, it is important to seek the help of a local Realtor that understands the area and valuations there.
