If you are 'loan shopping' and your only criteria is the cost of the loan up front, you may be missing a great opportunity to get the best loan for you. Work with a direct lender who you can sit down with and get a good feel about. Does this lender give you confidence that you re his priority? Will he work with your time table? Does he offer you different programs that give you the information you need to make a wise decision? Stay away from anyone who says they are giving you a 'free loan".

Your decision on when to buy depends on what works best for you...not a statistic. If you have loan approval and there is nothing keeping you from being able to buy now I would encourage you to be at least looking for a property. We know where the interest rates are today..we know what the market is today. We do not know what next year will bring. What used to be conventional advice about what quarter to buy in is out the window in today's market.If you choose to wait you will be competing with the 'Spring' buyers; interest rates will most likely increase.Good luck to you.. Do what is best for you.

Relocating to Long Beach (Signal Hill) CA

The greater Long Beach area is a great place to live. Signal Hill, surrounded by Long Beach, has a good range of property types: Townhomes, condos, single family homes, newer construction, older homes, some under construction). Signal Hill has a wide range of priceds, from low $200s for condos to multi-million $ homes.It's a great place to walk, hike, very good "neighborhood" feel. Fabulous views. Leaving Signal Hill you have Long Beach - I like to say Long Beach is like 5 different towns in a city. From the 'burgs" to downtown lofts and everything in between. Long Beach is about a 2 hour drive to nearly everywhere! Perfect for a commuter. Don't overlook the city of Lakewood - this city clearly is focused on keeping residents happy - great neighborhoods, shopping and dining.Happy Hunting!

You can sell your house contingent on finding another. Or you can have both agents negotiate terms for you to rent-back your home once escrow closes. This situation came up with a client of mine - the owner was unable to move to her new home as it wasn't finished. The buyers of her home were so happy with the house, the price, that they were very happy to rent back to her for 4 months at a fair price for both. The key to this happy ending was to be up front and open about your situation from the beginning so that everyone is on the same page, with no surprises.Start looking now for your next home - good luck!

Should I trust my buyers agent if he has never worked a VA loaned deal?

Answer
There are conditions required by the VA process that the agent should be familiar with - every property undergoes a very comprehensive inspection process. The most critical factor is working with a lender who is skilled in VA loans and has processed several - and recently. That being said, the agent also needs to be familiar with the process so that he/she can advise the client (veteran) on how best to proceed with an offer.

Cash is King so they say! The best way to maximize the value of an all cash offer is to come in with a reasonable offer that gives the seller the bottom line net they have to have.

It's so good to hear all has gone so well with your transaction that you want to thank your agent! The best gift (sorry about the cliche here) you can give your agent is the gift of friendship, strong referrals that can be used in public domain and keep her business cards handy to give to friends who come to see your new house! Your agent will always want to be available to you down the road for years to come for advice and to continue a good relationship...

Where do you want to be - how do you want to get there?
Interest rates all time low -inventory of houses well below what could be considered fair price for neighborhood. If a home purchase is in your future why are you waiting? Have you done solid strategic planning for short term purchase? Long term? Now is time to have that financial strategy in place.
