I own a couple rentals with views. The value 'may' be higher but they do rent very quickly. So, people like views, and will pay extra. It's hard to know exactly what any particular appraiser will value it at.

If I find a buyer for my condo without a realtor in Denver, do I need a real estate attorney?

For a flat fee, most Real Estate brokers would help get the paperwork through closing.Avoid the national franchises, they will want a % and a split paid to the company.We have done this for $1,450- and got everything through the full and proper closing.

Now Using Zillow, Not the Local MLS
The last 2 properties we sold were done through Zillow. We never entered them in the MLS. On one of them I double ended the commission with a direct buyer.- Zillow doesn't threaten to fine me if my entries are late....Anyone else trying this?

Unfortunately, the reason these scams keep popping up is that there are apparently an unlimited # of fools that send them money. If you send me $200- I'll put a stop to all this. Send it to my office in Nigeria.

Second mortgage to purchase new home

Aside from the mortgage issue - it's a very strong rental market now, IF you have the knowledge / skills to be a landlord.Showing the income from the rental will help with the qualifications #'s.Me personally, I'd keep the house as a rental. The ROI has been great the last few years.

In the Denver market any landlord that allows legal growing in their house can charge almost double rent. They will have a line of people wanting to rent it.

Is it possible to rent without credit check?

I've rented houses to people with very poor credit. In 2 cases, there were some massive medical bills and that were ruining their credit. But, I talked with them, their previous landlord, went to their employers office and searched their social media profiles. They were nice people....Obama care will fix all this, right ..........

How do we correct total screw ups on Zillow's presentations?

Really, it doesn't matter if the Zillow listing is incorrect. Those #'s are not used by the industry. (because they can be incorrect)

Sometimes, people look for brokers as of it's a personality contest.FACT: the broker is NOT your friend. He is your agent with a fiduciary responsibility to represent you.I can be very aggressive (even obnoxious) when I'm dealing with an incompetent realtor. - I had a deal with a Remax realtor, who I found out was doing her first ever deal. I had to call her managing broker to explain his responsibilities on how to manage his new sales people. I was the 'jerk' during the process because I kept questioning things.My buyers said I was a bit over the top, but they appreciated me catching things, especially the incorrect disclosures. I did not win a personality contest on this one, but I felt that I did a great job for my buyers.
