I'm the seller, Should the buyer be in the home after the inspector has finished inspection?

Answer

The Home Inspection is an estimated  blocked out period of time, an Appointment to inspect your home. In our Market it usually takes 3 hours to inspect the average home. The Buyer should use that time for the Inspection and leave once the Inspection is over. This is being considerate of the Seller.If the Buyer had Contractors in the home after the Inspection, the Buyer's Agent should have cleared this with the Seller's Agent in order to let the Seller know to stay away from home  a longer time.If the group was Family or friends, the Buyer should have waited until move-in to show off the new home.

Will issues on the sellers disclosure deter buyers?

Houses sit out in nature and all kinds of things happen to them. Similar to a car sitting out all the time. Even we  people have issues. Nick, If you met a nice woman today,  and she told you she had her appendix removed when she was 16, would you not date her? If the truss was repaired properly, it's fixed. If the termites were massacred, they're gone. Best thing to remember: DISCLOSE, DISCLOSE, DISCLOSE.Enjoy your time in your new home.

Are there homes for sale outside of the U.S.?

There are homes for sale in many countries around the world. Did you ever  think of a country you thought you might want to live in during retirement? Or, could a job transfer have you looking for real estate in some other country?We are fortunate here in the United States in having a MLS system in all of our states. but travel overseas and you won't find an organized real estate search platform. And that's where the trouble begins. For example, expats in Latin American countries find they are paying "gringo" prices. How to get around this problem? You need to cultivate local connections who will help you with your real estate search. A local lawyer or accountant who you may  already be dealing with in your relocation can be very helpful to you in your search.Take time to understand the local rules and customs of home purchasing. In Europe, some units may show a kitchen but at Settlement you may learn that appliances and even cabinets are excluded and you have to put in a new kitchen.It would also be wise to understand the tax consequences when selling the home.Title is another important issue. Some expats have bought property only to find the Seller did not have the right to convey.Outside the US, you are in new territory, even when purchasing a home. Take the time to educate yourself to all the ins and outs of the real estate market in which you are purchasing. Best Advice: Rent for a year before purchasing.

Is it possible not to lose builder incentives going outside the builder's mortgage company?

Answer

Most builders get deals from their mortgage and title providers and therefor can offer incentives to Buyers.  The Builder will play hardball and take back the incentives if the Buyer goes elsewhere for title and mortgage.One time it went in my Buyer's favor was negotiating a deal a week before Christmas, 2 weeks before the end of the year. The Builder needed a sale closed before the end of the year to make his bottom line for the year look better and waived the mortgage and title requirement for my Buyer.

What are the most requested features that home buyers want in a house?

Answer

In the West Chester, PA market, condition of the home is very important. Younger Buyers don't want to do anything to a home and older Buyers have fixed up homes in the past and don't want to have to do it again at this stage of their lives. Buyers want nice kitchens, preferably with granite, newer bathrooms with tasteful tile, air conditioning and a flat, useable backyard.

A Sale sign is part of the Marketing package. Every little thing in Marketing counts. It also gives a Buyer a direct name and the real estate agency number to contact for information. Yes, it is important.

Can a seller removed fixed things once the bid is accepted/or the house is sold?

Answer

Anything that is attached to the property the Sellers want excluded from the Sale, must be written into the Contract as excluded. Since time goes by before Settlement, and people forget what was in the Contract and agreed to, it is prudent for both Agents to review what has been agreed as included or excluded and put on the check list when doing the final walk thru.

What is your opinion about home staging?

Answer

We stage all of our listings. It is part of our marketing package.  Even the best kept homes look better after staging.It definitely affects the bottom line the seller receives.If you get a reputation for staging your listings professionally, Agents will want to show your listings because they know the listing will be more appealing to their Buyers and more apt to create a sale.
