Hi, You need to ask your agent, earnest money is to show intent, and that there's a penalty to breech the contract. Did they breech the contract? They asked you to repair the knob and tube wiring. If you don't agree to, then they have the right to back out. That's all part of the negotiations. It takes time, and now that you have the inspection, and all items on it are clear. If it's not a 'short sale', then just ask your agent to write up an addendum and have all parties sign it. Or, if your really worried, add a bonus on the addendum. Hello, You have to be careful with offers over asking price. In a 'hot market' some people will over bid just to get their offer looked at. Did you and your agent review them, and can they cover if the appraisal came in lower than their offer price? In other words, did the buyers have the extra cash to put down for the gap in the appraisal and offer? Did you have other offers? If so, did your agent call them and see if they are still interested?
