Can't we keep the earnest money?

Hi, You need to ask your agent, earnest money is to show intent, and that there's a penalty to breech the contract. Did they breech the contract? They asked you to repair the knob and tube wiring. If you don't agree to, then they have the right to back out. That's all part of the negotiations. It takes time, and now that you have the inspection, and all items on it are clear. Use that in your listing as a selling point. "Home has been inspected and all items have been cleared." Best of luck to you.

Is it good idea to rip out Carpet before fumigation?

Hi, It sounds like your going to replace the carpet anyway? Why not rip it out before the fumigation. If it's got bugs or issues, get the old out, spray it and then start fresh.

How do we make sure that seller leaves the home 'broom clean' after close

Hi, Is this a 'short sale'? If so, it's part of the seller's contract that they have to leave it broom clean. If it's not a 'short sale', then just ask your agent to write up an addendum and have all parties sign it. Or, if your really worried, add a bonus on the addendum. Give them $500 extra at close, if the home is 'broom clean when they leave.' Hope this helps.

Is the fact that zillow shows what I paid for my house running off potential buyers?

Hello, Zillow is great tool. You have to learn how to use it. I closed a deal in December for a seller, who bought the property in March 2013. She paid $42k for the half-plex, and was going to move her mother in. But, her mother didn't like the location, and the seller put it up for sale. We sold if for $96k, well above the Zillow estimate. Because the seller, put a lot of care and upgrades into the remodel and it showed. Like all remodels, you have to highlight your improvements, and show buyers that it's worth the price. Hello, You have to be careful with offers over asking price. In a 'hot market' some people will over bid just to get their offer looked at. Did you and your agent review them, and can they cover if the appraisal came in lower than their offer price? In other words, did the buyers have the extra cash to put down for the gap in the appraisal and offer? Did you have other offers? If so, did your agent call them and see if they are still interested?
