Make sure you have a cleaning deposit in the lease. I pet deposit is also normal due to the increased risk. I also highly recommend doing compliance checks occassionally to make sure everything in the house is good. If you establish the fact that you will be keeping a close eye on the property you have a significantly lower chance of the renter destroying the house.

The best way to find the buyer is to advertise on the MLS with the category selected for owner financing. This allows agents looking for that type of financing to find you quickly. Why did Zillow give an inflated/fraudulent value for a property based on incorrect square footage?


Thats because a Zestimate is really just a guesstimate. Don't worry too much as a good buyer or sellers agent will verify your square footage when they list or try and buy your home. Just make sure all your square footage is documented correctly in the tax records otherwise you can be in for some problems at closing. You need way more nuance than tax records to price a home correctly. I agree with Cyd. When you get ready to sell your house you need to have the agent confirm your listing information matches the tax records for your home. The agent will create a comparative market analysis to decide on what you should list the house for and to help support the price when it comes time to negotiate with a prospective buyer.
