There may be things that we might not have taken into consideration with regard to the computation of your home's Zestimate, such as any upgrades or modifications that you've done. Also, it may depend on how much information we were able to get for your home. Dan - Thank you for claiming and updating your home facts. I checked with the Marion County website and the number of bedrooms for your home is 3. Also, the square footage reflected on the site is the ground floor area sq. ft.The Zestimate is just a starting point. We are aware that there are things that we might not have taken into consideration with the computation of the Zestimate. This is the reason why we came up with the My Estimator tool. This is our way of letting individuals create estimates that take into account additions and upgrades that are not taken into account with the public records. We are strongly considering using owner edited facts as an input into the algorithm in the future.Also, the Zestimate is not to be taken as a replacement of an actual appraisal or CMA. The accuracy of a home value would still have to be based on an actual appraisal conducted for your home.

Hi erca - I'm sorry if we were not able to get in touch with you earlier. Checking on your home, it seems that we were not able to gather that much information about your home. We were only able to get some home facts such as lot size and sales transactions. This can also affect the Zestimate's accuracy.With regard to your sale price and taxes, I'll be researching on this further and I'll get back to you on this. Thank you for your understanding.

Hi erca - Checking on the Monmouth County website, the tax information that we have for your home is reflecting the same information that they have for 2005 and 2006. You may get in touch with your county to verify the information.For the sale history, the county website does show that the last sale price for your home was in 1979 and not in 1992. I'll be forwarding that info to our database team.Thank you for your bringing this to our attention.

INACCURATE COMPS

hi thomdan -I got in touch with the Lyon County Assessor's office and they were able to confirm that Stagecoach is the city that they have on their records. We currently display the legal, not postal address on Zillow.In reference to the comps, since you mentioned that your home is in a fairly new development it's possible that we do not have much information in your area and thus we are selecting comps from other areas instead.Unfortunately, we will not be able to remove your property on our website, since all our primary property data is a matter of public record (you can find it at your local courthouse).

Zillow has no business posting valuesif they can not come close to what the true value is

path1998 - Claiming your home on the website doesn't lower the Zestimate value of a home. The Zestimate is just a starting point and is never to be taken as a replacement of an actual appraisal or CMA. The accuracy of a home value would still have to be based on an actual appraisal conducted for your home. We are aware that there are things that we might not have taken into consideration withe computation of the Zestimate. You can also publish this publicly so that other users will be made aware of additional information you have provided for your home. Aside from some home facts that may be different from your neighbors, tax information may also play a factor for your Zestimate. Most of your neighbors have a higher assessed value compared to your home. That may be a reason with regard to the difference in your Zestimate.Our maps may be several year old in some places since we have a variety of aerial and satellite providers who are continually trying to update. This may be why we are currently showing it as a dirt lot at this time.
