mommybooh - Checking on the addresses you have provided, both properties have the same number of rooms and sq. ft. The Merced County also reflects the same information that we have on the website. A possible reason why 1229 Southport has a higher Zestimate is due to the recent sale transactions (2005) that we have for that home compared to yours. We were able to get more recent data with that home so our algorithm has the benefit of that recent data. Also county tax information shows that they have a higher tax as well as higher assessed value compared to your home. You may have done renovations or upgrades which we might not have taken into consideration for your home. You may use the My Estimator to calculate a refined estimate of your home's value.
hewitt - Thank you for bringing this to our attention. I will check on the transaction shown for your home. With regard to the Zestimate for your home and 105 Hewitt Ct, it is also noted that Wake County reflects a higher tax information and assessed value for that home compared to yours. This may be a factor why their Zestimate is higher compared to yours. The Zestimate is just a starting point. You may take advantage of using the My Estimator for a more refined value of your home.
jimburgardt - We checked with Alameda County and this address has multiple parcels, which is the reason why there are 2 records for that home. With regard to the difference in Zestimate, tax assessed values do impact the zestimate. It is seen that the Alameda County assessed one of the parcels higher than the other.
modarific - Thank you for claiming your home and editing your home facts. Checking with Clark county website, the home facts shown for your home is the same information that they have on their website. At this time, the Zestimate is computed based on the public facts. We will be considering using owner edited facts as input into the algorithm in the future. This is the reason why your Zestimate did not changed when you edited your home facts.A possible reason why your Zestimate is low is due to the tax information that we have. Tax assessed values do impact the zestimage. Can you provide your neighbor's addresses so that we can look into it further?
modarific - I'm sorry if we were not able to respond to your inquiries in a timely manner. You may refer to this thread for the answer to your inquiry: http://www.zillow.com/forum/site/ViewThread.htm?tid=5582
jvolkblum - Checking on the addresses, it seems that we were not able to gather as much information as we would like to. We were only able to get the lot size, sale history, and tax information. This is a possible reason why your Zestimate is low. Also, the tax information for the properties 175 and 191 have higher assessed values compared to your home. This is also another reason why your Zestimate is lower compared to theirs. I would also suggest that you claim your home on the website so that you can edit the home facts. At this time, the Zestimate is computed based on the public facts. However, we will be considering using owner edited facts as input into the algorithm in the future.
Evan - Checking on the properties that you have mentioned, a possible reason why their Zestimate is higher compared to yours is because we have more data about their sale history compared to your home. Our algorithm has the benefit of that data to provide a more accurate Zestimate. Also, your County's tax assessor has also assessed the value of your home to be lower than that of the other homes. This data is another input into the Zestimate algorithm that may be the reason why your Zestimate is low. We were only able to get 2005 tax information for your home. For the others, we were able to get 2005 and 2006 tax information.
Zestimate is no where near correct, what to do?
