Can anyone tell me with a best place/city In USA to find a rental investment property under 200K ?

Answer
I just contributed to an article on this topic on Inman News. Take a look at this link:http://www.inman.com/reports/10-markets-invest/indianapolis.htmlclick on "read more" for additional information and my contribution.Indianapolis is rated #1.  Indianapolis has also been rated the most affordable place to live in the United States for 8 quarters straight.I've sold to hundreds of investors out of state, most of which have never set foot in Indiana and I have never met in person.Contact me if you have interest.  I work mostly with $100k-$500k properties, newer construction(best for out of state landlords).

Is this a lease?

Answer
yes, this is a lease  I am unsure why some listings that come through automatically to Zillow show up under for sale and not under for lease.

An appropriate offer in today's market?

Answer
I would have your agent pull comps in the area to see what others have sold for in the past 6-9 months.  This will give you a good idea of what to offer. That being said, it's a buyers market, hands down.  One thing to keep in mind as well, many sellers have discounted their homes already to be great deals.  Same as many bank owned homes, the price out there is 20-25% less then it was 2-3 years ago.

How can I protect my excellent credit score and get rid of or get out of an upside down mortgage?

Answer
One way to get out form under it is to rent your home out if you are able to...I know it sounds like you have lost a lot of income in your household, but that is probably your best shot out of all the scenarios.Check out your options at [hotlink removed by Zillow moderator]
