All good answers, but another option is to triple play your property, market it for sale, for lease, and for lease option.  More information at http://RealEstateTriplePlay.comI have been dong at least 1 lease option property a month and renting 10-15 each month for my clients, to help them get into a new home, while not sacrificing dropping their price by 20% now just to get it sold. They have decided to rent it out for several years with a professional property manager and then sell when the market turns around.

How difficult is it to appeal property tax assessments and should I accept the small claims process?

I have found this to be well worth it.  I have fought 5 different assessments on 5 different rental properties, and have won each of these.Typically, someone that specializes in tax assessment appeals bases some of their commission on what they capture in tax savings.  For example, the person I have used takes $300 up front, and then takes 1/2 of the tax savings realized over one year.  One of my properties taxes jumped from $2,600/year to over $5,400/year.   I got this dropped down to $3,000/year, or a savings of $2,400/year.  Tax attorney took $1,200 for himself plus the $300 up front  It might have taken him 4-8 hours total, but it's much better to have someone that knows what they are doing fighting for you instead of walking in on your own.  The person I use used to be an assessor and knew quit a few people "down town".
