Jonathan, or "J-Rich" as my wife and I sometimes call him, has been an outstanding agent, consultant, and friend during our purchase of a "fixer-upper", the sell of our condo and now moving through our renovation. I met him about 2 years ago by chance and after speaking with him briefly I had a feeling that we would call on him when we were ready to move.
About 6 months before actually listing or seriously looking Jonathan spent an entire evening taking my wife and I around Decatur, Oakhurst, Eastlake and Kirkwood showing us turn-key homes and homes with potential through renovation.
This past spring he alerted us of a great property that was perfect for our needs/wants and introduced us to his go-to contractor to discuss potential/possibilities. Amazingly enough he navigated us to closing through a "highest & best" offer, kept us in our budget, and also through the nuances of a renovation mortgage. Buying before selling was definitely a scary scenario, but Jrich kept us at ease and in the end it all came together smoothly, and we didn't have to bring our checkbook to closing!

1. He will tell you what you need to know rather than what you want to hear. Many times agents will try to show you 5 to 10 houses and sell it to you. I am convinced he would until he found the best deal that suited the needs of his client. He did for me.
2. Not only does he know about the local market on a level I have never seen before he knows the market on a STREET to STREET and even a HOUSE to HOUSE basis. After spending several days in the car with him I was completely in awe the knowledge he possessed for the market.
3. When I called him he usually answered but if not would call back minutes later, not a day or houses later it is typically minutes.
With his local knowledge and honestly it goes without saying he is able to negotiate a very good deal for his client. I cannot speak highly enough about the experience I have had so far. He is amazing and a person looking for a house in Atlanta should look no further than Jonathan Rich...I don't.

Jonathan Rich is a one of a kind real estate agent. He helped us obtain our dream home, which was a daunting task, to say the least. We pursued a foreclosure that came with a long list of baggage. It had already gone to closing twice with other buyers and had fallen through. It was encroaching 8 feet over the property line of the empty lot next door and had no clear title for sale. It was held by one of the largest banks in America and the bureaucracy to get anything accomplished was overwhelming at times. But with Jonathan's tenacity and perseverance, after one year of negotiations we were able to resolve the encroachment and buy our much sought after home. The bank holding our home bought the lot next door and sold us the house of our dreams including 2.5 acres of land as a result of his help in negotiating all the details.

Jonathan wisely limits himself principally to a small and homogenous area of Atlanta - neighborhoods such as Oakhurst Village, Decatur, Lake Claire, Kirkwood, Candler Park, Poncey Highlands - so that what he offers is expertise. He understands the price points street by street, the sales strengths and weaknesses of different houses and styles, and was able to provide comprehensive market analysis and marketing advice.
In his selling our home we had our first buyer's inquiry within 50 minutes of the listing going up, 12 showings by the weekend, and multiple offers at or above list price within 4 days. He secured for us the best closing terms and made the whole process entirely painless. Photography, marketing material, negotiating, wise representation: all exemplary.
We have since: bought our next house with him, two more investment properties with him, listed one of our other investment properties with him, and recommended a third party to him (someone who had wanted to buy our own home which was too quickly under contract) who has subsequently also bought her home with him.
