Jack Smith was recommended by a friend. He sold her big East side house in 90 days for a good price in a bad RE market. She said he was the greatest. She sure was right. Last year, Jack sold my house in Shorewood in 21 days. We got close to the list price. Our first meeting, I asked him what his sales strategy would be . He said empty the house of all belongings. Do a little painting especially the walls with colors. Perhaps leave a couch. That's all. The house was already in good condition except the roof. He said to renew the roof. The house only has one bath. He said he would call his plumbing contractor and have him make a proposal and put it in a good place for the powder room by the front door. He said when the prospects walked into the kitchen the house would be sold. He told me, "Its a very nice house with big generous bright rooms. There is plenty of room for a powder room and even another bathroom upstairs if desired. You can't do the comparatives just on bathrooms. He suggested the listing price. He showed me how the vast majority of the houses are sold in the first month or so it was very important to be completely ready. The brochure from his agency said he was No. 1 in 2009 out of 1800 agents. You can see why. Jack is easy going, positive, focused and effective. He said no need to come to closing. Jack deposited the check in my account and emailed me the deposit slip. When I imagined problems Jack said, " Don't worry. We only need one buyer." If you want to get a good price and sell your house in short order, call him up, do what ever he suggests, and you will see.
I couldn't have been happier with my home purchase experience with Jack. Jack took the time to help me understand all of my questions, has fantastic knowledge of the housing markets, and even was able to find a home for me I didn't notice in my own searches. It was this last home that perfectly matched all of the requirements we had talked about and closed on. With his intimate knowledge of the market, other agencies, and other agents Jack was able to help anticipate and react to issues before they happened.
