Summary:

Bought my first house with Jack and couldn't have asked for a better agent. He consistently went above and beyond to help me in the purchase process. He was extremely attentive, helpful, and always seem to put his client (me) first. I don't believe there is a harder working agent out there.

Sold a home in 2011.

Summary:

From the beginning it was all very professional. I received a postcard advertisement saying he had sold a house in my neighborhood. This was 2009, so that was quite impressive. I spoke with him then and he evaluated my home's value and advised me for free. Due to personal reasons in 2011 I needed to sell, bad economy or not. I decided to short sell my house after talking to Jack in June 2011 and he had it on the market in less than 2 weeks. He got me ready for the open house by letting me know what to do and what to expect. The first 2 potential buyers to look at the house bid our asking price! Short sales are notoriously lengthy, difficult and unpredictable. But Jack has done over 100. So when I wanted an explanation, he had the details. More often, though, I would just get update emails and know things were moving along. My home sold today. It cost me nothing, was as stress free as a short sale can possibly be and every issue that came up was something Jack had talked about and prepared me for. However, my favorite thing about working with Jack was that, 5 minutes after we first spoke on the phone, I said "level with me". And he did. Sometimes the news wasn't great (the bank is taking forever), but instead of keeping me in the dark like a lot of sales people Ive met, Jack kept me in the loop and talked to me like an adult. I listen to my clients needs and customize a plan to exceed their expectations. The very key to success in any business is exceeding client expectations. Buying or Selling a property is a one-shot-deal! It is critical that you have a Realtor that will stand up and negotiate hard for you. People by nature are afraid of confrontation and this makes them poor negotiators. Poor negotiators are often unable to do better than a win/win. I consider a win/win a tremendous loss. As a Certified Negotiation Expert I have extensive training and have been very successful in negotiations. On average I save my buyer clients 5% to 10%, and my seller clients my average is 1% under list price. This adds up to tens of thousands of dollars in savings on each transaction.

Sellers: I have a very unique advertising program that saturates the market about each of my listings. I build custom websites, virtual tours, video tours, curbside flyer boxes, weekly open houses, list the home on thousands of websites including all major search engines, I take professional photos, send weekly update emails to the seller, keep in touch with each interested party, and my average days on market is less than 60 days. I negotiate deals that average 99% of list price, and I pay out of pocket for all my extensive advertising. I only get paid when the home sells. My fee is never more than a 6% split; 3% buyer agent and 3% seller agent. My sellers are usually extremely impressed with my process. Buyers: I provide a full set of services to each buyer. I sit down with each client and provide a no cost 30 minute orientation. This orientation allows me to learn the client's objections and to get the client preapproved with my lender to obtain a comfortable purchase price. We then search the MLS and investigate each listing that matches. I then create a comprehensive showing and we go into the field and look at each property. My packet allows the client to take notes and grade each property while on tour. Once we complete the tour, we then go back and look at the homes that were graded with an A to compare them. If the client does not find a home they love during this tour, I then create a profile in the MLS for them that sends them an email the moment new listings become available that match their criteria. If the home looks promising we go out and take a look. We continue this until they find just the right home. 99% of my clients find the perfect home the first trip. My job does not stop at the closing table. I continue to keep my clients updated on interest rates, help protest property taxes, help them file homestead exemptions, help contact home warranty companies if problems arise, and always happy to provide referrals when time to update, remodel, or landscape.

I treat each client like they are my only client, I respond immediately to client calls, text messages, and emails. I upgraded my Real Estate License to a Broker's License and I obtained every major industry designation. My strong commitment to education helps me be more effective in saving my clients money and providing them with a vast array of options.
