I have never understood the concept that we have "28 months of inventory."  Yes, we have more vacancies therefore more inventory. However there are probably more PEOPLE here than when we had many fewer months of inventory. What we need is for jobs so that kids can move back out of their parent's homes, etc. Once that happens "inventory" will move quickly. Perception is reality.

Mobile home?

The current rent may be based on a lifetime or other preferential lease. Make sure that rate is park wide. Also check the prospectus. Sometimes these older parks are outdaded on their paperwork.Jim McCollum

How much is your total overhead cost per month? Lot rent, electric, water, garbage, etc.

David-there are some new rules about moving mobile homes. Not as easy as it used to be. Best to check with S Y at the Building Department first. I'm sure he'll have time to go out and look.--Jim McCollum

Bob is right. Now is a good time to buy; but only if the price is right. Seeing lots of refis and short sales. No new construction except for potential Habitat for Humanity.
