This is the first review I've ever taken time to write. I felt that I had to communicate what a difference James made with his unique approach and vast knowledge of San Francisco real estate.
I've worked with several realtors in other parts of the country over the years and no one has come close to the level of effectiveness and professionalism as this wonderful team.

I met with many realtors when I was about to list my home for sale in Bernal Heights. From our first meeting he was prepared with an exceptionally researched and detailed presentation of the current neighborhood market. While the other realtors I interviewed should up empty handed with a contract they expected me to sign on the spot.
Selling a house in an accelerating market has the potential to be stressful and frenzied. However, working with James brought order and insight to an otherwise chaotic experience. I was impressed by the practical decisions he made in preparing the house for market along with his insight about pricing strategies. It sold above asking with multiple offers after the first open house!
When it was time to purchase another home the housing market began to explode again. Due to James professional guidance and research I had a good idea of what a strong offer looked like for that exact property.
I was struck by how down-to-earth and pragmatic James was - fully answering my questions and concerns about disclosures and the current market trend of the neighborhood. I came to learn that it was not always about price as it was about all the terms in an offer - financing, contingencies, etc. When I went into contract on a TIC James expertise kicked in with exceptional knowledge of TIC's. There were no surprises because he kept me so well-informed.
Throughout my home buying and selling experiences with James it felt more like working with a friend and trusted advisor not just an agent handling a transaction.

I can't say enough good things about James and Renee. They were simply magnificent all throughout the process of listing and selling my TIC in Mission Dolores. What impressed me from the start was their understanding of TICs and how best to price and position them in the market. I spoke with several potential realtors when putting my place on the market and James and Renee's preparations, advice and planning were in a different league.
The process of showing and generating interest in the property went extremely smoothly. I needed to go abroad at short notice but James and Renee managed to make all the necessary preparations to get the property in the best possible state before I left, and were excellent both at communicating with me and all the other members of the TIC to make sure the viewings were as successful as possible.

Sold a Single Family home in 2012 in Eureka Valley - Dolores Heights - Castro, San Francisco, CA.
I would like to share my endorsement for both James (and Renee). I stopped in randomly into the Caldwell Banker office in hopes of getting some property comparables to help me with with my property tax bill appeal. I was then introduced to James. He asked very specific questions about my property, about the tax appeal, he shared his knowledge about the process and gave me advice on the best strategy to get a reduction in the tax. I had also made the same request to other real estate agents, but it was James' specific questions and attention to detail that highlighted the task in front of me (with my appeal) and in doing so, I was able to successful receive a reduction. It amounted to ~$3K in savings to me! He did all of this for me and we had no prior working relationship. It made clear to me that not all real estate agents are the same. Bear this in mind... there is value in getting the right agent. While it is your decision to buy/sell a property, it is the small details that will have you coming out on top.
James is an exceptional agent. His knowledge of the market is comprehensive. We bought a house in Glen Park from him. He suggested a kind of inspection that would have never occurred to me - inspecting the sewer lines underneath the house. We discovered major damage to the line from tree roots that burrowed through the clay. We returned to the seller and negotiated a price reduction while in contract on the basis of this discovery. James took care of this issue, and several others, in a way that was extremely effective. I really felt that he was genuinely and skillfully looking out for my interests. He is professional, prompt, intelligent, knowledgeable, kind and generous. I really cannot think of a single negative comment to make. His representation inspired confidence in me and made the nerve racking process of buying a house much more pleasant. James is an exceptional agent who will look out for you and make the process as smooth as it can be.
