When working with Buyers:
* I check for new listings daily and only send you homes that fit your criteria rather then sending you 50 to choose from.
* My comparative market analysis (home comparing report) are always free. I will help you understand the market values in the neighborhood that you wish to buy a home.
* I keep you updated regularly whether we are still in the process of finding a home or if we already have a contract that we are looking to close. When dealing with short sales, this process can take awhile but I will touch based with the listing agent and relay this information back to you.
When working with Sellers:
* Advising my customer of the suggested sell price by using comparative analysis reports but ultimately going with the price that my customer feels comfortable listing it for. If we receive little or no actvity, I will recommend that we lower the price so that our listing does not become staginent and ineffective.
* Advising my customers of all the media outlets that will be used to expose the property to the public and providing routine updates with activity feedback.
* If selling your home for short of what you owe (short sale), then I will work with your lenders to come to terms with the offer that we've received. My goal is to allow you to sell her home before it goes into foreclosure..
