When working with Buyers:

* I check for new listings daily and only send you homes that fit your criteria rather then sending you 50 to choose from.

* My comparative market analysis (home comparing report) are always free. I will help you understand the market values in the neighborhood that you wish to buy a home.

* I keep you updated regularly whether we are still in the process of finding a home or if we already have a contract that we are looking to close. When dealing with short sales, this process can take awhile but I will touch based with the listing agent and relay this information back to you.

When working with Sellers:

* Advising my customer of the suggested sell price by using comparative analysis reports but ultimately going with the price that my customer feels comfortable listing it for. If we receive little or no actvity, I will recommend that we lower the price so that our listing does not become staginent and ineffective.

* Advising my customers of all the media outlets that will be used to expose the property to the public and providing routine updates with activity feedback.

* If selling your home for short of what you owe (short sale), then I will work with your lenders to come to terms with the offer that we've received. My goal is to allow you to sell her home before it goes into foreclosure..

Bought a Single Family home in 2014 for approximately $150K in Ruskin, FL.

We found James looking for houses at zillow.com, out of many phone calls we made to several realtors, he was the only person who called us back the same day and made us feel he was ready to help us find our dream home, from the very first meeting until today ( a month after our closing date). James has been more than a realtor, he has been an advisor and a friend always available to answer any question and give us a hand with the mortgage process, finding a title company, the homeowners insurance, anything you can think of, he was always and is still willing to help. Bought a home in 2014.

We are first time home buyers and I feel highly blessed to have come across on the first shot with James. In the beginning, he wasted no time in shooting me numerous homes that could be of possible interest, he is very quick at taking care of your home interest and will advise you to his best of knowledge. If something looks bad or could possibly be of high cost to repair, he will let you know, even if it means him losing the sale of home and beginning from scratch. My only regret was we didn't go with the inspection company he recommended, which by sound sounded like they would have completed a more detailed inspection than what went for (our lost)!!
