VMgirl, Your situation is certainly understandable. It is also very unique, except for the fact that everyone wants a killer deal. If I may, I'll just cut to the chase for you. The $30K in savings would probably not be your savings in any way, and here is why. The seller most likely signed an exclusive right to sell contract with a listing agent. This means that the agent who listed the property has negotiated with the seller, so that they will list, market and sell the property on behalf of the owner. If you walk in off the street with a sack full of cash and offer the owner full asking price, then the listing agent still gets that commission. The commission negotiated with the seller in the contract is paid to the listing agent, and the listing agent agrees to pay some portion, often half, to a buyers agent. If there is no buyers agent, then that unclaimed portion remains with the listing agent, unless otherwise negotiated with the seller. So you see you never get that $30K in savings. The price is not reduced and there is not a method for you to get a rebate because you don't have a buyers agent. The only way you can get that $30K in savings, is your ability to negotiate through the agents with the owner. Otherwise, you could try finding a home that is For Sale By Owner. The challenge there is that homes in that market are rare, because not all home owners have the time, energy or willingness to sell their own homes. Dear VMgirl, The reason a listing agent prefers that you have an agent is probably because that agent will make sure you are a qualified buyer. Meaning that you either have the cash to pay for the property outright, or that you have been pre-qualified by a lender for a specific loan amount. The listing agent is required to present all legitimate offers to the seller, so having that buyers agent is a great way to make sure your offer is legitimate. Some agents and clients do not like dual agency, so making sure there is a buyers agent prevents that from being necessary.
