You should be able to contact a local real estate office and have it done for free.  Ask your attorney if they recommend a bank appraisal and if they don't you are in luck.

Two great questions to ask when you are thinking of selling our property.  The only way to make great decisions is to have great information and expert advice.  I would recommend calling a Century 21 in the warrenton, va area. We have a global referral network so if you would like me to personally place a call to a local Century 21 office just let me know - I would be happy to help.  Rather than getting anyone who answers the phone I could speak with the relocation coordinator, share your needs so they could select the best agent to work with you (ex: some homesellers prefer an aggressive - no nonsense Realtor, while others prefer a more laid back persistent approach from their Realtor). Being part of the Century 21 system for almost two decades, I believe its not just about the sale, but the experience we provide.  I am here if I can be of assistance.  Good luck!

Phantom offer?

When a home "hits" the right price (the one the market is willing to pay) offers can come in fast and furious - so it is possible.  You could ask them to show you evidence of the other offer (maybe the email from the agent submitting the offer - not the actual offer or something that would make you feel more comfortable doing a best and fina)l.  Either that or call their bluff and stick to our guns.. it all depends on how bad you want the property.  Hopefully you have a Buyer's agent protecting your best interest.

Dan, yes it's normal, but it doesnt make the situation any easier.  If it isnt in writing it doesn't exist (especially when it comes to a real estate transaction).  Hopefully, you have the written mortgage commitment from the bank.  Assuming you do, find out if all your conditions have been met for the loan (speak with the underwriter in addition to the loan officer) to get the facts.  Congrats  You are almost a new home owner.

Is it better to be on a main road in a better town?

Answer
Great question.  In my opinion, it is better to be in a town with better schools and better reputation as long as you can live with the busy road.  I think your decision should be based on whats most important?  Peaceful quiet neighborhood or better schools.  I recommend revisting your "Important Things I want in my new home" list and see where the two fall.
