Are you saying it was recently listed and not sold or could this be from a previous sale?  If so, it might be a sale where both Buyer and Seller agreed not to publically disclose the sales price.

If a home is priced at 699K and the zestimate is 577K, what should be its true market value?

Actually, true market value is what someone is willing to pay for the home, based on the sold comps in it's subdivision with similar amentites, finish-out, lot size, etc...
