I tweet - @realtyseattle - and found over time that people do pay attention. I can't say Twitter was a direct cause of business but I can say people notice. I tweet Open Houses and listing info. People think I'm more techno savvy than I can claim to be! I enjoy it as well.

If I buy on December this year and close on Jan next year? AM I Qualifying for the $8000 Tax Credit?

It may be only 24 hours but the current deadline to receive the $8K new-buyer tax credit is Nov 30, 2009 - not Dec 1, 2009. Just sayin...

Linda -- The CDPE (Certified Distressed Property Expert) is available to all Realtors. RE/MAX urges agents to take the course and subsidizes the cost. I felt it was worth my time and money - I now see that many (most?) distressed listing agents have not properly prepared their sellers for the process.

The closing process usually takes about 30 days after acceptance - remember to take into acount holidays. I have had a few transactions take a bit longer in this fluctuating market. Mortgage underwriting guidelines are changing often as is Private Mortgage Insurance. Another function undergoing change is the appraisal process depending on the circumstances. Each of these things can add to the amount of time needed to close. I prepare my buyers and sellers that while we'll work hard to close as soon as possible we might require more time.

Sinkholes opening up in decaying Seattle waterfront

I recall hearing the sinking of the Greenwood area up to Lichton Springs is due to the water table being dractically changed. Again recollection seems something about the underground springs being diverted etc and the land shrinking as a result.  Seems Sam has the better geographic details!
