Would buying a duplex be a good investment for a first time real estate investor?

Answer
Always have a good agent prepare a comparative market analysis before you buy real estate.  Questions I would consider asking before I made the decision to buy a duplex are:  Is this floorplan built all over the area?  In my market builders really copy each other with respect to duplex floorplans.  When the floorplan you are considering has been built 300 times, and in some cases continues to be built -which means should you sell in the next couple of years you could be competing with new construction - I would only purchase that floorplan if I could get it for several thousand dollars less than the next compeating resale like it. In my opinion for any real estate to be a "great" investment there has to be a the potential for solid appreaction over the holding period.  If you plan to live in one side of the duplex you do minimize the risk of making a poor investiment, but consider what I wrote above as well.

It really depends on what part of the country you live in, and what type of foundation is common to your area.  Also, is the slab a slab on grade, or raised slab?  This could make a difference as well.

Why do Agents acts like the Home buying or selling can't be done without them?LOTS of tools nowadays

Go ahead if you think you can do it yourself; maybe you can. I had a flat tire yesterday, and I could have changed it myself, but I didn't want to.  I called a local garage, and they sent someone to change it for me.  I paid $40 for their service, and was happy to do so.  There are people who don't want to try to buy or sell alone.  It's up to them if they want to pay for the service provided by a real estate agent, or Realtor.  I closed a house today, and the buyer commented during the closing she was glad she contacted me to help her because I introduced her to a community she did not know existed, and said if she had found it she would have written it off because it was near apartments.  I encouraged her to look, she did, and she bought.  To her my service was very valuable.  And for an agent like myself that has been selling homes for 25 years in the same maket...yeah, I do know a few secrets.

On my listing I spelled the name of my road wrong. How do I change that.

I was told by Zillow that addresses cannot be changed.  I need to change a zip code and could not.

were is the MLS located at?

Answer
The MLS can be accessed by most real estate agent. The do have to be a member of the local MLS.  Contact an agent in your area.

ok so the underwritter approved and the loan docs have been ordered

Answer
The answer to your first question is yes.  Hopefully they won't.  A last minute glitch can occure with title issues, seller refusing to sell, repairs not being finished, or not passing reinspection,etc.Yes you may be able to close next week, just stay in touch with your lender daily for daily progress.  The lender can also explain the remaining "steps" to closing.

Does a closing date mean anything in the rest of the country?
Here in the Greenville, NC market underwriters continue to ask for things, things that even experienced orginators did not no to ask for at the last minute.  A closing that is closing for me today - two weeks late - was delayed due to first for MI asking for tax transcripts at the last minute, then a week later asking for a motivational letter from the borrower as to why they were buying the home.Jeff Boswell  RE/MAX Preferred

I sign the contract to my realtor for short sale my house and there's anyway we can ditch him

Listing agreement vary from state to state.  It will also depend on what type of agency agreement you have signed with your agent.In North Carolina,  a seller can be released if the agent has abandoned the seller, which means you never hear from the agent.  Another reason to be released is if the agent hasn't kept promises made..  Call your agent and discuss why you want to make the change and get their responce.  They may just go ahead and release you without any further discussion.
