Based on what is available from the public records I did a quick CMA (comparative market analysis) and it appears to be marketable at about 160-175,000 depending on condition.  But of course that is without seeing the property personally, and as I said it is based on what I could find from public records for the description on the house.  Sounds like a really nice house.

Hi AriccaD,Interview them, as if you were an employer.  For selling a house...find out where they advertise why they charge what they charge.  For buying a house....ask them how they are going to find you a house?  How will they know if it is a good deal.  Throw in a few questions of your own, its not so much what you ask its how they answer.  The questions will give you some good info on their business but what you should really look for is what kind of person are they.  Are they a real person or are they a salesperson? Do they care about you or just their check?  Do you get along with them?  This is huge, remember your going to be dealing with this person for awhile.  Do they return calls/emails/texts?  Of course some of this you will not be able to ask them but if you interview them you'll find out a lot who they really are.  And also get a website, that will help you determine what kind of person and what kind of agent they are.
