He was particularly helpful in rounding up the contractors and handymen to effect the necessary repairs on our home, and despite the fact that we were in another state at the time of closing everything went as smooth as silk. I sold my home with Jeff using the Army Corps of Engineers HAP program. I was referred to Jeff due to his previous experience with the program. He did a great job marketing the home and finding a buyer but once the offer was accepted I feel like he quit representing my interests and only wanted to make sure the closing occurred. There was a mistake in the sale contract that cost me a significant amount of money that I think he should have caught as my agent. Be be clear, I signed the contract and bear the responsibility for my personal oversights, however, I couldn't help wondering what he was getting paid for if it was too much to expect him to review the contract and represent my interests. My opinion is that he didn't understand HAP and he wasn't adequately concerned about my interests. After the closing he admitted he made a mistake by not providing a closing estimate before we signed the contract which would have highlighted the oversight. A nice enough guy, but I can't recommend him as a listing agent.

The seller of this house participated in the HAP program through the the US Corps of Engineers. It’s a program where the taxpayers (you) pay the debt for a service member when they are upside down on their mortgage, and decide to sell their home. Once I marketed the home and found a buyer, the SELLER did 100% of the negotiating with the people at HAP instead of asking for our help which is the way we normally handle these transactions. If he negotiated a bad deal, it’s his fault.
Instead of being grateful that taxpayers paid him over $40,000 to get out from under his underwater mortgage, he actually refused to close unless he got paid and extra $8,000 profit!
I’ve never worked with a seller who had their debt paid by the government to get rid of their home and still found something to complain about - amazing.
We’ve handled over a dozen of HAP transactions - everyone else was thrilled with the result!

My realtor worked very hard for me, we looked at 8 to 10 houses a day. He knew what I was looking for by asking me before hand and narrowing down our choices. Nick answered all my calls and text messages. He also had the owners pay all closing cost and was there for all signing. If there was any problems he took care of them and kept me updated. They work with a great loan office, Pam Childs. Nick worked with me for almost a whole year and was patient as well as honest and understanding. He also handled my kids great, all 4 of them went with us to view each home. I recommend this team to everyone I meet. I look forward to working with him again, because as an ARMY family we are constantly growing and may plan to stay in CO so we want some land!!!

Jeff Johnson of the Ryder team was my Real Estate Agent. He is a true professional. Jeff would be better described as a facilitator rather than a sales person. When I was looking for my home, I explained to Jeff what my needs were. I already had a list of homes I was interested in. Jeff added to my list, and provided me with information about the areas the homes were in. In the end, Jeff did not push any property on me. He simply provided expert guidance through my home buying process, and ultimately secured a very acceptable deal with the seller.

I was absolutely astonished with the performance and drive of the Jeff Ryder team. I originally contacted them about a home here on Zillow that my husband and I liked. I was contacted by phone by Nick less than 30 minutes after I originally inquired about the home. After that, Nick from the Jeff Ryder team worked day and night sending me pictures and info about home after home until we had almost 15 that we liked. After that Nick worked with the mortgage company to get our loan moving quickly and to make it as easy as possible for us. Nick ended up finding the perfect home for myself, my husband, and my son for much less than we had expected to pay for such a magnificent home. Nick worked hard negotiating the price to make sure we were not only comfortable, but thrilled with the price of the home. After purchasing the home, the Jeff Ryder team still was not done! They have contacted me atleast 4 times since our purchase simply to make sure we are happy with our home, and to make sure we have everything we need. I will never go to another realator when purchasing a home, and I will (and have) refer the Jeff Ryder team to anyone and everyone I know.

Jeff was great! He always made himself available to me. He was very knowledgable about the buying process. I never felt pressured to buy/not buy a house. He asked a lot of questions about what I needed and wanted out of a house. When I found a house I liked, he was very quick to get the contracts drawn up and sent to the seller. He worked well with the selling agent and I always thought my best interestes were put first. Great experience!
