Wow. Complex question. First thing is almost all banks have a secret moratorium on any real estate investment or commercial loans. In theory, it is always best to borrow at low interest rates and save your cash capital. You may be better off speaking with a commercial lender about a line of credit to purchase your properties but good luck with that as well. Your other issue is that you are a first time investor with no track record. You should also speak to an attorney or business counselor about incorporation. Like I said, a very complex question.Good luck.

Can I get a mortgage after a short sale?

When you do a short sale it is an agreement between you and the lender to clear the title and the debt. This should have no bearing on your ability to purchase. If there are other conditions that took place that would affect your credit score that could be an issue. In our area we are told that someone with mortgage payment delinquencies should wait 1 year FHA. It may be best to speak with a lender in your area about the conditions that exist there.

This gets corrected many times when the home is resold by the title company. It may be a good idea to contact your title company where you settled on your home and make sure your deed and legal description are correct. If they are contact the Berks County Assessment office. They can guide you in the right direction. As for Zillow picking it up and having it corrected you may need to call them directly.

Townships raising taxes due to zillow information?

I do not believe Townships and Boroughs put any faith in Zillow as a source of accurate information since there is no way to competently verify the information.The more curious question would be is did you pull a permit from the Township when you added the addition to your home? If you did pull a permit the building inspector should have checked the work was completed in the proper manner and alerted the tax assessor that the work was completed and the home needed to have the assessment adjusted accordingly. The reassessment is normally completed 180 days from the inspection. If you did not pull a permit to do the addition this could be an issue when you sell the home. You have to disclose this either way.If you did file for a permit and they failed to adjust you assessment and it is past the 180 days you are likely ok. It is illegal for a Township, Borough or County to do a spot assessment.

There is not much that I can comment on about how much you should bid on a home (Cash or Not) without knowing the details about the home. The question sounds like you want to know what bonus a cash offer will give you over an offer that includes financing as a contingency. The obvious benefits to a cash deal is it takes out the finance condition. You still have to prove where that cash is coming from. The other benefit to a cash deal is the expedience in which you can settle on the home. If this is something the seller is interested in than a cash deal has advantages. I would rather have a large deposit with no contingencies other than financing that a cash deal with very little down money and many other contingencies.

We just closed on a home last Friday, last night we discovered a sinkhole..what can we do?

The question will be whether the seller knew about it prior to selling you the home. There is a question on the PA Seller Property Disclosure Statement that asks this question.I have already been involved in a transaction where a seller did not disclose the fact that he pulled a large tree from the center of his yard. He filled it in with junk. The new buyers put an above-ground pool in and the weight of the water caused a hole to open up right under the pool.The verdict was that the seller knew about the issue and did not disclose it.I am not an attorney or a geologist but I would say it comes down to the seller disclosure prior to the sale. No one can predict when the earth may open up and cause problems from a geological point of view but if someone did something inappropriate that is another issue.Many years ago the builders would bury all the waste materials and trash from the building of a home in the yard. They would also bury old tree stumps that would later rot and cause sink holes. Most of this was done without the buyers knowledge.The advice to consult an attorney is sound. You may also end up consulting an engineer.Good luck with your issue.

How is the aeral view of home determined? Is it considered a accurate plot plan?

The aerial view is mostly determined by the tax mapping. It is NOT an official survey. If you are concerned that the neighbor has encroached on your property you should hire a surveyor.2 to 6 inches is not much of an encroachment. It could be more trouble for the neighbor. Whoever buys your home could make them move the encroachment. In order to clear the issue you should have a survey done.
